Arrived at customers residence and made my way to the basement of the home to inspect indoor unit as directed by customer by phone. inspected outdoor disconnect and it is tight and neat to the side of the home. Also inspected surge protector and it is functioning properly at this time. Outdoor unit is sitting level on pad at this time. Inspected fan motor and blade. They are both clean and functioning properly at this time. Also inspected outdoor fan motor seals for possible. Oil leaks found none at this time. Found outdoor condenser coil to be dirty and need of cleaning at this time. Inspected gas pipe to the furnace and it is tight and neat at this time and that manual gas shut of valve is functional at this time. Inspected ez trap safety switch and it is functioning properly at this time and CS1 safety switch is functioning properly at this time. Inspected evaporator coil and it is dirty and is in need of cleaning at this time. Also inspected blower motor and wheel and it is dirt

I found the TXV restricted. I adjusted the TXV again and the pressures are not moving. The system has a warranty. The office will call for availability on the indoor TXV. After this information is collected we will contact the customer to schedule an appointment for the repair.

All wiring is tight and in good condition. I found the system acting like there’s a restriction in the refrigerant cycle. I adjusted the indoor TXV. The refrigerant pressures are in correct range per manufacturer specifications after adjustment. All components are in good condition. I completed our check sheet and mailed it to the customer.

Upon arrival customer showed me location of thermostat and indoor unit. Customer stated how it be nice if the thermostat had smart feature to have system in auto heat and cool. Provided customer with options for the thermostat. Inspected clean and cleared ez trap and tested condensate pump. Blower motor was clean and free of debris amps are 1.36 within correct range per manufacture specifications. When inspecting coil found it dirty clean the coil to improve its efficiency. Inspected ductwork found dirt build up gave customer options to address it. When looking at the out door found the coil clean and free of debris. Condenser fan amps were .52 within correct range per manufacture specifications. The compressor amps were 4.49 in correct range per manufacture specifications. When testing capacitor found compressor side failed inspection system is under Warranty and was changed out for the customer. System pressure were within correct range per manufacture specifications.

Upon arrival filter is clean. Spoke with the customer about the system and customer has not questions or concerns. Went to basement where indoor unit is. Coil is clean no leaks. Blower is clear. Wires are tight. Cleaned drain line. Blower amped at 1.4amps. Heat strips amped at 20.14ampa and 20.08amps. Let indoor run awhile, went outside, coil is clear. Wires are all tight. Contacter checked within specs. Pressures where 145/370. Capacitor checked out within specs of 35/5mfd. Compressor amped at 4.58amps. Checked lugs on disconnect and it is tight. System is set for defrost every 30 mins. System is working properly at this time of service. Priced up some comfort options for customer but did not want them done at this time of service.

Upon arrival checked out main system first. Made sure stat was up to date on program. Pulled coil cover off, coil is clean. Drain line is clean. Blower is clean. All wiring is tight. Found no leaks on gas. Blower was amping at .48amps. Went outside, coil is clean. Wires all tight. Fan amped at .92amps, compressor amped at 5.1amps. Refrigerant levels where 120/319, within manufacturing specs. Disconnect wires are tight. System is working good. Went to mini split, cleaned filter, indoor unit blower is clean and wires are tight. Went outside, system is draining good, wires all tight. Pressures where 125psi suction. Lines where condensation good. Disconnect wires are tight. Over all both systems are working well, with no issues found at this time. Priced up membership for customer to keep the systems clean and up to date with any issues they may have. Customer needs to speak to her husband about membership

Performed cooling maintenance on one heat pump system. Inspected blower assembly and evaporator coil for cleanliness. Evaporator was slightly dirty. Cleaned evaporator coil per maintenance contract. Both are now clean and free of debris. Blower motor is currently amping within range of manufacture specifications at 0.6. Electrical connections, high and low voltage, are tight with no broken, melted or frayed wires. Cleared eztrap and confirmed drainage. Manually tested condensate pump to confirm it’s operation. Filter is in and clean. Thermostat is operating properly. Checked over the heat pump side of the equipment. Condenser coil is clean and free of debris. Condenser fan motor is currently amping within range of manufacture specifications at 0.9. Compressor is also amping within range of manufacture specifications at 5.6. Electrical connections outside, high and low voltage, are tight with no broken, melted or frayed wires. Contactor has slight char but is not pitted. Refrigerant

Inspected the unit over again found that the intake side was dirty. Pulled coil as far as technician could get it and cleaned it. Brushed it up and vacuumed inside the return box. The blower wheel end housing is clean. The blower motor amped in @1.14 which is within the manufacture specifications. The AUX heat is currently operational at this time of the inspection. Both bars amped in @19.00 and @17.66 which both of these are within the manufacture specifications. Inspected the outtake side of the coil and it was clean. The pan was clear. The trap was clear. All Safeties are operational at this time of inspection. Overall this system is clean and operating properly at this time of the inspection. Outdoor- Inspected all wiring connections, everything is clean and secure at this time. Inspected the ODF, it is spinning freely at this time.
