Arrived to the customers home and greeted him outside in the driveway. Talked with the customer on how the system has been performing NF had any concerns since tenant has left. Completed the maintenance inspection on heat pump system. Completed the maintenance inspection checklist performed all cleanings as necessary. Went over major concern found with leaking service valve with owner opted to move forward with replacement of the valve. Call the manufacture ordered. The part part is 5 to 7 business days out. Explain to the customer that once the part has been received the office will call for scheduling. Return system to service. 10/16/23 Arrived and greeted owner in driveway. Explained the repair that was being made and if had any questions before getting started. Recovered all the refrigerant in the system and removed failed valve and filter drier. Installed new valve and filter drier. Pressurized system for any leaks, pulled system into a vacuum and held 30mins. Charged system to

Arrived at customers residence and was greeted by the customer and was led to the thermostat and put it in heat mode and it is functioning properly at this time.ins-e Ted 20x25x1 filter and it is dirty at this time. Ins-extend tape and duct work joints and they are tight and neat at this time. Inspected 2” pvc flue pipes and they are tight and neat and pitched and primed and glued properly at this time.inspected condensate drain and it is clear at this time.inspected gas line and it is tight and neat and all joints and fittings are doped properly at this time. Upon arrival spoke with customer. He explained everything going on so we went to thermostat. Stat was set to heat and was set up but system was not running. We went downstairs and he showed me where the filter was very dirty and he changed it. Coil is clear, wires all tight. Started checking over system and was getting code for high limit switch. Started checking limits, one’s for flame roll out and they are working correctly. Found high limit sensor was tripped out. Pulled it out and tested again and it is cold to touch and tripped. Showed customer the sensor is bad. Explained I would try and call and see if the manufacturer is still open so we can get price/availability and if the system is under warranty. Was unable to get ahold of manufacturer so I explained to customer we would call first thing in the morning. Explained the membership and the reasonings behind having a loving air membership for his home. Customer did not want the membership I explained we would call him first thi

during my inspection, the customer to me at the front door. He didn’t explain to me that he was not the homeowner that he was the tenant. He said that the system has been running well since the last time that we were out the system was double filtered. I told the tenant that he did not have to do that that one filter would work just fine. I then asked him how the thermostat work he said it was good. He had no issues. He then showed me around to the events that I could look at I could not go throughout the whole house. I then had to wait for the homeowner to show up to unlock the crawlspace door, the homeowner came down into the crawlspace with me and we looked over the unit together. I did not find anything out of the ordinary down in the crawlspace. The blower was clean. The evaporator coil was clean. The wires were free of damage and tight. The ductwork was tight. The amp rolls were within manufacturers range etc. and then made my way to the outdoor unit. I found that the contactor

Preformed heating maintenance on heat pump system. Confirmed filters were clean and thermostat is working properly. Checked electric heat and found working within specs41.4 Took amp draw on blower motor and found within spec .72 Found blower wheel clean and balanced. Evaporator coil is free of any debris and leak free. Found refrigerant levels within manufacturer specs using check chart 100/420 Took amp draw on condenser fan and found within specs .62 Found amp draw on the compressor within manufacturer specs 8.33 Contactor shows signs of pitting and arching. Capacitor is within recommended range. Confirmed the defrost cycle is working properly at this time.returned to service

. Upon arrival customer stated his ac isn’t working. Went to indoor unit. The blower was running. The blower is clean. All wiring is good and tight. Had a call for ac. The blower motor amped at 1.32. The drain is clear. The drain safeties are working properly. The evaporator coil is clean. No leaks at this time. Jumped the heat out and it’s working properly at this time. Went to outdoor unit and found the fan was running but no compressor. Found capacitor bad. 45/5 reading 7/4. Customer had a parts warranty but no labor. Quoted everything up and went over it with the customer. He wants only the repair and thinks he has some kind of warranty with the builder since it’s a new house. He approved the labor. I installed the new capacitor. The system came on. The compressor amped at 5.73. The condenser fan motor amped at .59. Both are in rnshe. The Refrigerant pressures were 100/250. The system is working properly at this time.

Cooling inspection 1 system Crawlspace indoor Inspected evaporator coil it is clean and free of debris. Inspected blower wheel all clean and free of debris, inspected electrical wiring high and low voltage all in good shape none found burned are broken at this time, inspected blower amps .78 in range per manufacturer specs, inspected condensation drain brushed out and tested all working good at this time, inspected condensation pump tested all working good at this time, inspected filters all clean. Inspected t-stat operations all working good at this time, Crawlspace heat pump Inspected condenser coil it was alittle dusty cleaned off per maintenance contract, inspected contactor has alittle piting but not to bad to replace yet will keep a eye on during the maintenance, inspected capacitor 40/5 was reading 39.65/5.0 all in range per manufacturer specs, inspected compressor amps 6.56 in range per manufacturer specs, inspected condenser fan motor amps .90 in r age per manufactur

Upon arrival had tenant turn stat on. Owner came by and let me in crawl. Coil and blower are clean. Wires are tight, heat strips checked out good. No leaks on coil. Indoor unit is running good. Went outside, coil is clear. Wires are tight. Contacter and capacitor checked out good. Fan and compressor amped at 9.2amps. Refrigerant levels are within manufacturing specs.system set for defrost every 30 mins. System is running good and went over comfort options with customer.

Inspected his trips, heat strips are pulling 20 Amps at this time inspected blower motor, housing and wheel, all is clean and working properly at this time Motor is spinning freely at this time Inspected cabinet for cleanliness, cabinet is clean at this time. Clear drain line, drain is clean at this time. Inspected and replaced air filter (1) 20 x 20 x 1 filter is new at this time. HP Inspected high and low-voltage wiring, all electrical wiring is intact and tight at this time. Inspected 0FM, motor is spinning freely and operating properly at this time. Inspected run capacitor 45/5 -/+6%, capacitor is working within range at this time. Inspected HP coil , coil is clean and free of debris at this time . Inspected defrost mode, defrost is working properly at this time. Inspected compressor, compressor is working properly at this time. Checked Refrigerant pressure

Upon arrival found capacitor bad on outdoor unit. System is under warranty and it is in stock, ran to east coast to pick it up. Filled out warranty paper work and got everything straight. Came back out part on and tested system. System is runnin* good at this time, this is not a callback

Upon arrival pulled refrigerant out of system. Pulled compressor and filter drier out of system. Put new drier outside and soldiered compressor in. Pressurized system to 400psi for 15mins with no change. Pulled a vacuum of 130 microns. Added 6lbs of 410a and turned system on, let system run awhile longer, added 2 more lbs. pressures where 105 over 320. Let system run awhile and system is running good at 5is time of service.

Upon arrival customer had outdoor breaker off. Walked outside and turned breaker on. Found compressor pulling 75amps. Tested capacitor and tried hardstart with no success. Called Easter coast and talked with Abby and system is under warranty. Priced compressor change out for customer. Customer approved job and will pay when completed

Upon arrival system had no filter. Checked stat out and it is an older mercury stat. Turned it on cool and blower came on. Went outside, found system low on refrigerant but one cap was off the true suction port and there was oil around it. Spoke with customer had he approved adding refrigerant. Got pressures up. Went to crawl, coil and blower are clean, found no leaks inside. Wires all tight. Drain is clear. Went outside, cleaned coil. Contacter and capacitor checked out good. Fan and compressor amped good. And refrigerant levels are now good to go. Added 3lbs of 410a. System is running good at this time of service. Explained to customer about thermostat issue and he is going to replace it him self
