During my inspection today, the customer greeted me at the front door. They allowed me to come inside and they showed me around to all the equipment. They showed me the air filter(s). It was a 2-16x16. They then showed me the thermostat. It was an infinity control. They then showed me the indoor unit and the outdoor unit. I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil, drain line (cleaned), ductwork, electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit coil(chemical cleaned).

During my inspection today, the customer informed me of the issue that was going on inside the home. She said she arrived at the home sometime last week and it was 95° in the house. She had my plumber come out and inspect the HVAC system with no luck as what the issue was. the technician from my plumber said that they had a storm the previous night and that could be the cause of the issue and after the customer had reset everything and turned it to AC mode, the system reset itself. I can neither confirm or deny this claim. All I know is that I also found no issues with the system today the system is operating properly in the emergency heat, heat, cooling modes , the customer is on the schedule for May 16, 2024 for the Maintenance to check out both systems.

Upon arrival customer showed location of thermostat filters and basement system. Customer hasn't had any issues with system they are do remodeling in the basement. Customer is aware of expansion tank and is on the list. Customer wanted to run dryer vent outside when looking at the space and the exterior it would be difficult to run outside from dryers location. The blower motor on the system operating properly at this time. Put system in heating mode initially with Temps in low 60s house was pulling in 70 degree air discharging 99 on the heat pump. Tested eztrap and drain which is flowing properly at this time. Inspected coil found no leaks on indoor at this time. Electrical connections are tight and secure no signs of damage. Checking outdoor unit coil is clean free of debris. Inspected electrical connections which were clean tight and secured. Capacitor and motor were operating properly at this time. System charge is to manufacture specification at this time with 8 degree of sub co

Arrived to the customers home greeted him at the door. Spoke with the customer about the current issue that he was experiencing. Customer showed the location of the thermostat indoor equipment and outdoor equipment. Went to the air handler Found all drain safety working with no issues. Found blower motor pulling proper amps within manufacturer specifications. Went to the outdoor heat pump with very low pressure. Performed a courtesy leak search and found evaporator coil leaking. Show customer the leak and the evaporator coil went over options. Customer is not interested in our club membership at this time requested refrigerant added to system Even though loving air cannot determine how long system will last customer is aware could last one day one week one month or one year. Started an incomplete estimate for customers of evaporator coil replacement to be emailed to the once confirm pricing and availability with manufacture. Collect payment return system service.

The customers home and greeted him at the door. Spoke with the customer about the current issue he was experiencing customer states used more auxiliary heat and higher electric bills over the winter. Turn system to cooling went into the crawlspace. Blower amperage was clean and drain safety preventing outdoor from running. Found heat pump outside not running confirmed high-voltage power with a low-voltage call from thermostat. Found system out on low pressure completely flat. Found a hole in the common suction line from high voltage wire rubbing against also found 3/8 liquid line service valve was leaking as well and repairs needed customer set an appointment later this evening with our MOD. Created repair estimate while on site uploaded pictures and videos and return system to service

Upon m arrival customer explained how system wasn't cooling. When going to the indoor unit found the coil iced up. At this point turned just fan coil thawed proceeded to leak search coil at this time no leaks were found. Inspected capacitor for the blower motor which was operating properly at this time. Leak searched outdoor unit no leaks detected at this time. Capacitor is weak still passing manufacture specification at this time. Standing pressures were above 200 psi. Provided customer options which customer accepted membership and refrigerant to system. Would like to come back out for invite back in 2 weeks to check on the pressures. System discharging 49 degree air on 73 degrees in the home.

Upon arrival found system operating to manufacture specs. Inspected ductwork which is duct board has debris inside customer was interested in replacing out ductwork. Found rust build up along water heater provided options to address. Outdoor unit capacitor is weak on the system notified customer at this time decline options provided. Would like manager to come out to look at the ductwork.

During my inspection today, I found that the system was not running because the condenser fan motor is locked up on the outdoor unit. Trane is closed, so I was unable to get a repair option for the customer. I also found numerous other moderate issues with the system. System was left down today. It is non-operational until the customer makes a decision between repair or replacement of the system.

Upon arrival customer showed location of thermostat and crawlspace access. When in the crawlspace blower motor was amping within correct range per manufacture specification. Coil shows rust but no leaks detected on system. When trying to remove disconnect for indoor was unable safely. Provided options to address disconnect shut system off at the breaker in the garage. Found the outdoor coil clean free of debris at this time. Inspected capacitor and fan which both have failed. Condenser seal had broken and the motor was hot. Provided options to the customer to address the issue. Customer declined at this time and will wait for it to stop operating at this time.

Upon arrival customer showed location of thermostat and basement system. Filters at this time are OK explained the merv rating to customer. Found the blower motor operating properly at this time.coil is clean free of debris at this time no leaks detected inspected drain line which was operating properly. While in the basement inspected expansion tank which was full of water and is 19 years old provided options to adress this. Outdoor unit is clean free of debris electrical connections clean tight and secured. System charge is within manufacturer specifications at this time. At this time customer declined options return system to normal operation.

Upon arrival customer stated only issues he has is with the thermostat not reconnecting online when out of town. The the filter location being that you have to use a ladder to get to it. Checked over blower motor which is in the correct range at this time. The inner cabinet has some debris build up along the walls. Inspected the coil which has rust spots no leaks were detected at this time. Condensate pump operating properly at this time. When going to the outdoor unit found the capacitor for the fan bad and the compressor side weak. Provided options at this time customer declined options returned system to normal operation.
