In Litchfield Park, near East Villa Nueva Drive and North Villa Nueva Drive performing Fall preventative maintenance on an American Standard split system. Cycled system on into cooling and heating. Checked volt and amp draws. Cleaned and tightened electrical connections. Checked Freon levels and pressures. Acid washed outdoor coil and rinsed. Changed return air filter and checked splits. Checked water heater; flushed water heater out and checked for leaks. All working properly at this time.
In Litchfield Park, near Barranco Drive and Moutain View Drive installing a blower motor and capacitor. Rewired and set blower wheel. Cycled system on; system is working properly and within manufacturer specifications.
In Litchfield Park, near West Oregon Avenue and North Crestland Court performing a diagnostic. On arrival, found system very low on charge. Performed leak search, and found leak in the aluminum of the indoor coil. Customer wants to replace coil on system.
In Litchfield Park, near West Honeysuckle Street and North Dania Court performing a quality inspection on a newly installed 4 ton 20 seer Amana gas split system. Clean install with no issues. Customer is happy with finished project.
In Litchfield Park, near West Campbell Avenue and North 125th Drive performing a diagnostic on a possible leak. Found supply plynum not attached to coil. Recommend having the correct size boxed made for system and removing duct tape and seams and resealing system. In addition primary drain line is running uphill and should be secured to truss so there is positive drain flow. Finally lineset is not fully insulated so it is dripping into pan. Line should be fully insulated to coil box. Customer declined repairs at time of service and will let us know if he wants to move forward.

In Litchfield Park, AZ: DIAGNOSTIC- On arrival, found system off on a Code #4 which is a hard lock out. Checked run capacitors: 70/440 is at 69.1/440, 7.5/440 is 7.3/440; capacitor is weak and I recommend new 7.5/440 run capacitor. Hard start 150OUF actual 162OUF all in factory specification. Freon levels are good. Checked wet switch and drain system; all working properly. Condensate pump is also working properly. Could not find and other issues with the system. Customer wanted his water heater flushed as well. Service complete along with new maintenance contract.

ALSO 45/5/440 RUN CAPACITOR IS BAD NEEDS NEW RUN CAPACITOR. SERVICE CHECK ON SECOND SYSTEM. CYCLED SYSTEM ON IN COOLING. CHECKED VOLT AND AMP DRAWS ALL IN FACTORY SPECIFICATION. CHECKED FREON LEVELS AND PRESSURES, ALSO IN FACTORY SPECIFICATION. (SEE COOLING CHECKLIST FOR DETAILS). CHANGED 45/5/440 CAP ON THIS SYSTEM.

NOTICED NO GROWTH ON BLOWER WHEEL NOR INDOOR COIL . CHEMICALLY CLEANED AND SANITIZED INDOOR COIL (BOTH SIDES) AND CLEANED AND WIPED DOWN BLOWER WHEEL . UPON DEPARTURE UNIT WORKING PROPERLY AND WITHIN SPEC. ONCE AGAIN DID NOT FIND GROWTH OR SCENT AT TIME OF SERVICE.

FOUND NO LEAK IN CONDENSER OR AIR HANDLER . NOTICED INSULTIBE DRENCHED IN OIL . TIGHTENED FLARE FITTINGS BEHIND LINE SET COVER . TESTED WITH SOAP BUBBLES AND NO LEAK PRESENT AFTER TIGHTENING. RECHARGED SYSTEM TO CORRECT SPEC AND IF PROBLEM RE OCCURS RECOMMEND REPLACING FLARE FITTINGS .
