Maintenance: Performed cooling maintenance on package unit. Changed filters on package unit. System is achieving 17° split at this time.
Maintenance: perform heating maintenance on package unit. Removed one inch filters from grills downstairs. Install 2 inch filters at the package unit. Performed light cleaning of the blower compartment and control board section. Heater is still non-functioning.
Maintenance: system is showing signs of refrigerant restriction, likely due to the age of the system. System is on old R22 refrigerant. Recommend looking into replacement options. System is achieving a 15 degree temperature split at this time. Coil is not frozen at this time, due to the pressures coil could potentially freeze in cool/cold weather.
Filter change: performed monthly filter change. Next month is the quarterly maintenance and filter change.
Filter change: Replaced filters in the office.
Maintenance: changed system filters and performed quarterly maintenance. Components are in range. System refrigerant is slightly low, but system is still achieving 16 degree temperature split.
Maintenance: found thick layer of ice on both compressors and evaporator coil. Saw oilnspot on condenser coil. System is low on refrigeraunitControl board running cool constantly instead of using the thermostat.Recommend replacing package unit due to multiple issues, including heating failures.
Filter Change: Replaced filters in the office.
Monthly Commercial Filter Change and quarterly system maintenance. Draft inducer assembly and gas valve are inoperable at this time. Cannot test the ingitor until we replace the other two components. Heater is not working at this time.
