This was our semi-annual checkup. Mathew was our tech and he was on time, very professional but personal. He supplied us with the documentation of what checks he performed. He was very efficient and quiet. He performed his inspection in a balanced amount of time. It was a pleasure to have him take care of our system. He is definitely a 5-star employee. Maintenance: Performed system heating maintenance. System is heating normally at this time achieving a 41 degree temperature rise. Blower motor and inducer amp draws are in range. New filter has been installed.
Duct fogging: house had no power due it moved into and nobody currently living there. Customer will call to reschedule.
Tune up: unit is functioning properly and producing a 20 degree split. Condenser was a little dirty and was spayed down and cleaned with water. Electrical components for the system are in range and capacitors or are good. Ductwork is very old and deteriorating. Recommend replacing all of the duct work in the future and system replacement options. Need to return for duct fogging.
Ac repair: tested wires to thermostat and resecured to the base of the nest thermostat. System is operating normally at this time with a 16 degree temperature split. Could potentially be an issue with the nest thermostat.
Ac repair: unit was functioning properly. Air flow to bedroom was a little low adjusted the dampers that were accessible or could find. Customer was concerned about the thermostat. Thermostat showed no signs of malfunctions apon inspection. Was not able to verify if all the ducts had dampers. If not recommend adding them and adjusting airflow further
Maintenance: system is operating normally at this time. Achieving a 16 degree temperature split. Amp draws are in range and capacitors are in range.
Ac repair: several wires were charred at the condensing unit. Tested ohms on compressor, ohms are in range. Recommend replacing system due to age, but wire repair can be attempted. Repaired wires and unit is operating normally. Capacitors are in range. Amp draws are high, but still in range. Achieving a 19 degree temperature split. System is 19 years old.
AC Repair: Rewire heater relays. Change setting on control board to fixed variable speed.
Winter Maintenance. Trane indoor gas furnace Model: TUD1B060A9H31BC Serial: 18172RA41G found in good running condition. Gas flames were strong, blue color. Blower motor housing and air return chase found with light grey build up from dust. Customer changes filters on a normal basis, recommendation to add in a UV light filter like Air Scrubber to help eliminate dust build up.
System is operating normally at this time. Duct on supply plenum is securely attack had to plenum.
