Inspected units in heat test mode verified proper order of operations. Inspected exchangers for cracks and rust no crack or rust found. All moter staying within fla. changed filters. Found all units to be running properly

Up on arrival performed operational inspection . Changed all filters (16x24x2 ) , adjusted and changed belts . Checked RTU’s for operations . All units work good at this time .

Replace smoke detector for supply side on unit 1, located in exam room 3. Upon arrival we removed old smoke detector, found sensing tube was different so we went to supply house and picked up correct one. Once we mounted new smoke detector we found that this one is a 4 wire and original one was a 2 wire. Building management technician named Joe from Della Donne associates was on site and is speaking to Fireline controls about this issue as well. He then informed me that he will be having them on site to follow up on wiring and calibrating new sensor with control panel in mchanical room.

Upon arrival I found smoke detector on unit 1 supply in alarmed state, flashing once every minute or 2. Removed detector from the duct and cleaned it. When removing clear faceplate I found air seal wasn’t tight against the panel, letting a little air bleed out. Also found sampling tube wasn’t facing correct direction. Blew out any debri that may have been inside smoke detector and then remounted it. Smoke detector error code cleared when I put the faceplate back on but alarm flashed again before system could start. Tapped on faceplate above optic housing and relay started clicking quickly, in alarm then normal, in alarm then normal, finally it stopped in an alarmed state. Need to replace smoke detector, alarm relay has failed and won’t allow voltage to pass for unit operation. Had to disconnect alarm again to keep ac running.

Upon arrival I was told that front unit wasn’t working at all. During diagnostics I found high and low voltage present at unit but NO 24v going to thermostat. Found duct alarm for AHU 1 ringing in mechanical room. Traced duct to find alarm is in exam room 3. Supply alarm is one that is in fault condition but alarm is out of my reach with 8foot ladder. Need 12foot ladder to reach and work on it comfortably. Informed office. Jumped out alarm at unit to let ac come on and to test for additional problems, none found. After speaking with Crystal at the front desk she got approval from supervisor to leave alarm jumped out for now.

Found both units not calling for heat and neither running . I made both call for heat and both turned on and then I removed the call and both shut down . I did this twice and both times the systems did what they were supposed to . Front area was 72 degrees and back area was 73 degrees when I arrived. Front set to 72 and back set to 68 . Units are working properly .

Upon arrival I found thermostat reading 85, set for 72 and heat on indicator. Went to roof and found jumper. Removed and heat shut off. Thermostat heat on indicator now off. Unit operating normal.

Fall pm on 02/07/19 On arrival set units to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filters and replaced checked belts and replaced units operating normal at this time.
