Up on arrival couldn’t get key for the sprinkler room for the roof access, had to use my extension ladder to get on the roof . Performed operational inspection. Changed all filters and belts . Checked all units for operation. All units working good at this time.

Upon arrival I was told Lobby unit was at 77 degrees yesterday, when I arrived thermostat was satisfied at 72. Went to roof and watched system operate. Ac cycled on so I checked operation, found no problems. System cycled on again and then satisfied. The 3rd time unit came on was in ventilation mode. I found supply air sensor temperature was fluctuating periodically from the correct temp to 25 degrees. Because supply air sensor was currently reading 25 degrees, the system shut off compressor and opened economizer 100%, letting all outdoor air into space. Shut off power and ohmed out temperature sensor, it started at 234ohms then went back down to 11.4ohms. Supply air temp sensor needs to be replaced. Removed economizer board plug and attached original plug to economizer, then went to damper actuator and removed plug and attached original jumper plug. System will not economize and bring in outdoor air until Sensor is replaced and we test to make sure program is working properly. Current

Upon arrival I found all 3 thermostats set for 72, and all 3 currently at 72 and satisfied. Put all thermostats down to 70 and went to roof. Found all 3 have a delta air temp around 20-22 degrees, normal. Opened up economizer Panels to find none of the units pulling in fresh outdoor air, normal because it is too hot for free cooling. Found front lobby unit had loose economizer wire and I found system was periodically cycling fresh air free cooling. Once I connected wire back the fresh air damper stayed closed. Continued to run and checked airflow. Found all supply and return dampers are open and all units have normal airflow. After less than an hour of runtime all 3 systems satisfied at 70 degrees. Only problem I found was economizer for front lobby unit periodically opening and bringing in fresh air. All systems are cycling thermostat normally and all units have normal operation and no faults.

Upon arrival I was told that customer was having a tough time regulating space in all areas, thermostat temperature on schedule seems to be changing or not set correctly. Supervisor asked for me to set it to 72 at all times. Found schedule dropping indoor temp down to 65 at night on all thermostats. Removed time period entirely so all thermostats only have 1 scheduled time period, making setpoint always at 72. Didn’t want to remove schedule option entirely in case they want to alter it in the future. Also went into installation settings and found adaptive recovery was enabled on each thermostat. This setting turns the system on to get temperature to setpoint before time period starts. I turned this off so thermostat won’t start System earlier than they want. Once corrected I called for heat on all thermostats and checked operation on roof. Found all units operating normal.

Upon arrival I went to location and informed receptionist I was here to get unit information and performed maintenece on units. When going up to roof I was approached by building manager who opened up sprinkler room where roof ladder was located. He informed me that we will need to call him at least one day before performing maintenece so he can give us access, express care does not have key. Wrote down Model, Serial, Filter sizes and belt sizes. Then went to supply house to pick up filters and belts. Returned and performed maintenece. Replaced all filters and belts. Inspected heat exchangers. Cleaned burners and cleaned flame sensors. Checked contactors and capacitors. Tightened all electrical connections. Ran heat on all units. Checked amp draw and heat rise. Let systems satisfy thermostats. All units are operating normal.
