Customer called to pay for December agreement
Arrived onsite to inspect geo unit for fall maintenance. Inspected unit in heat test mode found unit to be running properly. Set up humidifier for the winter season. Cleared all drains job complete
Fall pm on 10/07/19 On arrival set unit to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked air filter and replaced checked EWP and LWP also water temp checked compressor capacitor checked coil checked blower motor checked all other electrical connections in side the unit tested unit operating normal at this time. Recommended duct cleaning uv lights installationand wet switch or Ez trap to avoid future problems.
Upon arrival found water heater to be shut down in safety mode. Tried resetting water heater also cleaned the flame sensor a bit to see if it will fire back up. Water heater is actually out of code also. No pan under water heater doesn’t need an expansion tank they are on a well. Dispatch Will deduct off balance when they approve of the repairs.
Spring Pm On 08/14/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter cleaned checked blower motor checked EWP and LWP also Temp checked all other electrical connections in side the unit unit operating normal at this time recommended UV lights installation and EZ trap to avoid future problems.
Upon arrival found indoor unit running but putting out 80 degree air. Refrigerant flowing through line set but liquid line very hot to the touch. Inspected outdoor unit and found condenser fan motor not running and compressor short cylcing on high pressure. Disconnected power and checked run capacitor, found capacitor at rating for compressor but failed for fan motor. Tried replacing capacitor and fan motor running normal now. Normal amp draws on fan motor and compressor. Indoor unit now operating with 18 degree split on air temps, 80 return air and 62 supply air. System cooling properly. Property management authorized work to be preformed with total of $350.
Denny inspected unit before tree falling, system working fine, customer states that tree falling from tree removal accident caused unit to stop working, Yonas inspected unit not working and suggested replacing condenser motor, fan, and capacitor. After replacing parts system now operating back to normal.
Service call on 05/28/19 On arrival set unit to call for cooling outdoor unit the compressor is coming but the fans is not running I checked electrical connections checked voltage and amps checked compressor capacitor capacitor it was low riding I gave quote for customer accepted start up still the fan motor is not running I was asking the customer how long he run the motor with out running he is telling me for 4days the motor and the fan blade has to be replaced I gave another quote for customer accepted order the parts we have to come back to finish the job.i Collected $702.50 deposit on CC
On arrival checked thermostat was calling for cooling. Measured EWT,LWT,EWP,LWP, delta P,delta T, measured return temperature, supply temperature, amps,and voltage. Inspected electrical connections, filter is clean,evaporator coil is clean, contactor, and voltage absorption system.when inspecting the blower motor I found the insulation on the left side of the blower was coming off, I used tape to put it back together. Explain to the customer the benefits of installing a uv light. Unit is operating normal at this time.
