Service call on 07/26/19 On arrival set unit to call for cooling measured supply and return air temp is 9 degrees DT I checked filter checked blower motor checked outdoor condenser unit checked electrical connections checked voltage and amps checked compressor capacitor checked coil measured superheat and subcooling is good I checked return and supply registers 7 of them is closed that’s why is gave me restrictions in the unit I opened all supply registers and checked air flow also measured supply and return air temp I have 18 degrees DT tested unit operating normal this time collected $89 dispatch fee on cash

Upon arrival I went to roof with Nate. Found circuit 2 operating with 24 degree delta at Evap coil, unit only pulls in fresh air from outside, EAT 96 LAT 72. Circuit 2 running at 100psi suction and 350psi discharge. Refrigerant pressures and temps look ok, not performing leak search on this circuit because I have normal pressures and temps. Put gauges on circuit 1 to find it flat. Opened up all panels to find evap coil had been previously cut open and pipes still open. Coil is unrepairable and needs to be replaced. Sent picture to Nate and also uploading to file. Quoting customer to replace Evap coil. Can not determine if Compressor 1 runs until coil is replaced and refrigerant circuit closed. Found outdoor coil needs to be cleaned, causing higher head pressure. Also found condenser fan motor 2 was rattling loudly. Adjusted height of blade to stop rattle. Finally I found gas valve in off position. Inspected heat exchanger but found no cracks and barely any rust. Unclear if heat works a

Upon my arrival I went to the rooftop hatch with the manager on duty. At RTU#1 I found circuit #1 with the compressor not working because the wires have been pulled from the contactor because this circuit is completely flat of refrigerant. Circuit #2 is operating but is low on refrigerant as well. Both circuits need to be leak searched, the leaks fixed if possible, and then the remaining refrigerant recovered, both circuits pulled into <500 micron vacuum and charged with circuit #1: 328oz; circuit #2: 280oz of r407a refrigerant. This job will take most of, if not all day long. I completed a commercial work estimate and sent it to the office to finalize and reach out to the customer for approval ASAP.

Replace condenser fan motor, blade, and capacitor. Found unit had a blown fuse. Went out with the maintenance supervisor to pick up 4 fuses. Replaced the fuse. Turned the unit back on and the fuse blew again. Went through to every part on the circuit to find what was making the fuse blow. Found that the condenser fan motor was grounded. Ordered and picked up the materials for the job. Installed the new factory motor, blade and capacitor. Made all wiring connections. Started the unit. Found 1st stage compressor not wired up. Checked the compressor and the circuit has no refrigerate in it. Also found the wiring for the heat and the gas line has been shut off. Unit is R22 refrigerate and will no longer be available next year. Unit should be changed out to a R410A system. Only circuit 2 is running in A/C mode at this time.

Completed the P.M.. checked wiring and connections. Checked drain lines. Checked the air filter. Checked unit operation. During the p.m. found that the unit was losing the control voltage signal to the outside unit. Change the wire and tested the unit. Contactor know longer chatters. Found unit than going out on low pressure even with a full refrigerate charge. Jumped out the low pressure switch and got unit to run until it goes out on high head pressure. Customer needs a price for a new fan motor, blade and a low pressure switch. Would also like a price on a new outside unit.

The condensate drain line broke off from the air conditioning unit because it was brittle with age and in a vulnerable place. The drain line was also very clogged. I made a new drain line that was out of the way and hugged the back wall. There is still access to the drain cleanout and it drains into the same floor drain as before, but it is out of the way to prevent a repeat breakage in the future. Primed and glued the pvc and checked for proper drainage without leaks. The invoice is for 2 hours which is the minimum billing time for Commercial jobs and for parts. I had the manager on duty sign the ticket for acknowledgment that the job was completed and to their satisfaction.
