Upon arrival I was shown to indoor and outdoor units. Found HeatPump not rejecting much heat so I put gauges on and found very low suction and normal discharge. Shut off unit and inspected indoor coil to find TXV frozen. Left system off for a few minutes to let it thaw. Ran ac again and found high Superheat and low subcool. Added a few ounces of 410a and high pressure increased over 60psi in 10 minutes. TXV is not regulating refrigerant and needs to be replaced. Quoted customer and he called Home Warranty Company, I gave them information on equipment and cost for repair. Warranty Company declined repair and they said they would have to send their own tech out to confirm diagnosis because a repair cost that high needs to be done by their technician.
