Plumbing walk through found bathtub diverted spout bad upstairs bathroom. Water heater needs expansion tank. Or we need to quote for a new water heater. Needs new fluing and earthquake straps.
Heating tune-up i’m high-efficiency furnace, cleaned and serviced, replace high Efficiency filter. Recommended surge protector decline today.
Found condensate drain disconnected. Reconnected condensate drain at trap and cycled unit.
Performed heating tuneup’s on two systems, cleaned ignition components, check filters, airflow, and all electrical components and connections. Also check operations and combustion. Everything working properly at this time
Came out to check on high static problem at return air filter, replaced with 2 inch filter and it’s much better, found system low on charge and added 5 pounds of refrigerant and UV dye for future leak search
Installed new capacitor to make up for weak side of original capacitor that the fan side went out on and replaced filter. System cooling good now.
Performed 32 point a/c tune up. Everything checks out good!
