I performed a heat maintenance on a heat pump air handler I replaced the 20x20x1 filter I checked all electrical components and checked Freon levels and checked the capacitor everything is in good working order at this time
Customer said unit keep shutting down. 90+ furnace. Found trap full of trash cleaned out the trash. leaked water and furnace from trap. See pictures. Checked condensation pump. Pump working as it should. Water and furnace to shut down
When arrived unit had no refrigeration. Unit was in a vacuum. Added refrigeration unit still will not work. Thank mini split. Has a problem in the control board. Customer is going to get in touch with the manufacturer.
When arrived. Found drain pan full of water. Vacuum water out of pan. I had emergency float switch to pan. customer chooses not to put Freon in but get a estimate on replacement.
Completed two system heat maintenance. Replaced 2-16x20x1 filters at air handlers. I checked amp draw on blower motors and heat strips. I tested safeties and confirmed proper sequence of operation. I tested defrost cycle and checked the outdoor units. Systems are currently operating at manufacturers specifications. I also adjusted the manual damper down for the master bedroom , customer stated the ere was still a balance issue on the right side of the house.
The system was over charged and going out on high pressure lock out. I let some out and the system is running and operating like it should be at this time
Customer has part and labor warranty. On arrival found system in a low pressure lockout. Refrigerant level was slightly low. Today technician added 2 pounds of 410a refrigerant. Inspected systems, compressor, fan motor and air handler blower motor. Performed electronic leak search, but did not pick up any leaking refrigerant or signs of leaks at the indoor or the outdoor units. Did notice that one of the service caps was missing and if unit had recently been maintenance it’s possible that Schrader was leaking.. Made sure service caps were secured. System is operating normally at this time.
Replace TXV under manufacture warranty (labor only) plus refrigerant. Technician installed new valve, pressure tested, and pulled deep vacuum. Then refilled system with 5.8 pounds of refrigerant her the manufacture label. System is now operating properly. Please note that technician did clean up the evaporator coil. Make sure to always have filters in the filter grill..
2021 Rheem heat pump package system not working because metering device (TXV) is getting stuck in the closed position and not allowing the flow of refrigerant pass through coils. System is still under manufacture warranty so labor plus refrigerant would only be charged. Will let us know on decision soon. Pics and quotes uploaded
Installed new 40/5 mfd dual capacitor for heat pump unit
Performed 1 system ccm cooling Maintenance replaced customer provided 20x20x1 filter checked electrical components and refrigerant charge all systems operating properly at this time
Everything would run but blower motor. Reset power to system and and rechecked all blower connections to control board. Blower is now operating properly. Not sure if the recent storm caused the issue or what. Tested blower operation multiple times and could not find any issues. If problem persist we need to replace control board and blower motor. Parts should be under warranty as system is under a year old.
Performed for maintenance on mini split system. Including clearing drain line. Washing outdoor coil. Cleaning indoor filters and surfaces. Inspecting system operations and refrigerant levels. Added a small amount of pipe to the outdoor drain so that condensate doesn’t run onto copper lineset. No cleaning chemicals used because of birds. As for the damp wall on the opposite side of the indoor cooling head. At this time technician believes that it was the result of a partially clogged drain line. With drain line completely clear wall should dry and not the damp. If the dampness does not go away and dry up after a week or two technician would recommend removing damp sheet rock gently and looking to see if something is not insulated or and or also using expanding foam to seal all penetrations from conditioned space.
I performed a cooling maintenance on two heat pump air handlers I replaced both 16x20x1 filters I checked all electrical components and checked the temp drop and cleaned the drain lines and I checked the Freon levels and checked the capacitors everything is in good working order at this time. I also washed the out door systems.
