He come to do scheduled biannual inspection. Texted us about 20 minutes before arrival to confirm appointment. Checked heat pump for both heating and cooling performance, replaced filters, inspected AC units and cleaned them. Very pleasant and professional.

Technician found grounded compressor in the outdoor unit for the downstairs system. We are actively awaiting response from manufacturer to check warranty status of equipment. Once the warranty status has been confirmed, we will provide estimate either for repair if it is under warranty. However, if it is not under warranty, we will be still providing an estimate for replacement.
I have an estimate for moving the 3rd sidewall cap , customer approved estimate. We will schedule a return visit as soon as we get the materials in. I also made adjustments for the air flow,customer said the adjustments helped but still need move. I will check back with the customer on the return visit to see how the adjustments worked.
Performed 2 heat pump system maintenances. Replaced both 16x25x4 media filters. Checked blowers, heat kits, capacitors and system operation. Both systems are operating properly.
Completed replacement of 10” and 12” Honeywell supply dampers for 2 zones. I tested function of dampers and then tested at each thermostat. I completed a single system heating maintenance. I replaced 1-16x25x1 filter at furnace filter rack. I cleaned the flame sensor and checked the igniter. I checked the amp draw on the blower motor and capacitor. I checked all safeties and confirmed proper sequence of operation. The system is currently heating at manufacturers specifications.
Cleared clogged drain line for main system that services upstairs, living room and basement. System is now operating properly. No charge

Hanging heater in back of warehouse was hit by a lift and broken loose from heater. Will need to return with materials needed for repairs. Sending estimate for repairs, estimate does not include scissor lift rental. If possible, we can use a picker with basket to get to location for repair so that a rental is not needed. Materials needed are in estimate.
2016 Trane heat pump on roof and air handler in mechanical closet working properly with no refrigerant issues at this time. I did recommend flushing the drains(since spring is approaching), installing a 20x20x1 filter, a 1 system tune up and adding surge protection for the heat pump on roof. Customer decided with the GOOD option with flushing the drains and installing the 20x20x1 filter. Pics uploaded

Installed three condensate pumps for mini split heads that were lowered. After installing pumps, we tested with water to verify operation. Then we went apartment by apartment inspecting operations of each unit checking refrigerant levels function of both cooling and heating. We did make electrical repairs three of the indoor heads that we’re having connection issues. All systems are heating and cooling normally.
2 system CCM- Checked heating operations of Upstairs 2019 Carrier and Main level 2019 Carrier furnaces. Replaced 2 customer provided 16x25x5 filters, Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensors, Brushed burners, and cleared drain line. Systems are operating properly at this time. I did notice on both systems the coil drains for the air conditioning does not contain safety float switch’s (could prevent water damage), tenants are also complaining about dust issues, and with systems being furnaces I’m also going to recommend carbon monoxide detectors on both floors. During today’s visit, performed maintenance and inspection on one furnace unit. Changed filter. Inspected flue pipe and ductwork. Inspected overall cleanliness of the blower and burner compartments. Inspected blower capacitor. Inspected flame sensor, igniter, pressure switch, and burners. Performed ignition sequence on the furnace and inspected flames. inspected temperature heat rise, which is in the ideal range. The system is functioning normally at this time. Inspected outdoor unit for abnormal noises. I was unable to duplicate any abnormal noises at this time. Inspected outdoor unit electrical components. There was a slight rattle on one of the outdoor unit panels. I was able to reduce the noise by loosening the panel screw and then tightening back up. Customer is concerned about airflow to one of the back corner bedrooms. I advised customer that the back corner bedroom is susceptible to temperatures that will be cooler in the winter time and warmer in the summertime due to the duct
