During today’s visit, performed inspection and maintenance on one attic air handler, and one outdoor heat pump unit. Inspected ductwork. inspected overall cleanliness of the blower and coil compartments. there is mold and mildew buildup inside the blower compartment. Photo attached. Recommend ultraviolet lighting to combat the buildup. Estimate sent the customer. Inspected blower amp draws. Inspected temperature Heat rise in normal heat mode. Inspected functionality of auxiliary heat strips. Inspected outdoor unit. Electrical components. All measurements are within specifications And the system is functioning normally at this time.

During today’s visit, perform inspection and maintenance on one outdoor gas pack all in one unit. The filter did not need to be changed at this time. Inspected overall cleanliness of the blower compartment. Inspected all electrical components. Performed ignition sequence on the furnace and inspected flames. The system is performing normally at this time.

During today’s visit, performed maintenance and inspection on one outdoor package unit, gas pack. Changed filter. Cleaned out blower compartment. Inspected electrical components for the furnace. Inspected AC capacitor. The capacitor measured below specifications. Customer authorized at this time to replace the capacitor for the compressor and the outdoor fan motor. Performed ignition sequence on the furnace and inspected flames. The system is operating normally at this time.

During today’s visit, performed maintenance and inspection on one basement furnace unit. Changed filter. Inspected flue pipe and ductwork for leaks at the unit. Inspected overall cleanliness of the burner and blower compartments. Inspected all electrical components. Performed ignition sequence on the furnace and inspected flames. Inspected the temperature heat rise, which is in the ideal range. The system is functioning normally at this time.

Upon arrival system satisfied at 70 degrees. Turned both thermostats on and checked refrigerant levels on system and found system to be overcharged with refrigerant. Reclaimed about a 1lb of refrigerant from system. Replaced 1-16x20x1 filter and checked operation and system is performing properly. Advised tenant that when it gets below 30 degrees, the heat pump system will have a hard time heating especially at 9 degrees.

I performed a maintenance on a single stage gas furnace. I looked at all the low voltage cleaned the flame sensor and checked the blower motor amperage the filter doesn’t need to be changed at this time. The system is running and operating like it should be.

I completed a single system heating maintenance. The media filter is still good and will need to be changed on cooling Maintenance. I checked the amp draw on the blower motor and heat strips. I checked temperature rise and tested all safeties. I checked the defrost cycle and tested all electrical components on the outdoor units. I checked the refrigerant charge and confirmed proper sequence of operation. The system is currently heating at manufacturers specifications.

I checked function of zone board and controls. I checked all safeties and confirmed proper sequence of operation. System is currently heating at manufacturers specifications.

I performed maintenance on four systems one in the attic three in the basement. I looked at all the low-voltage, check the blower motors, clean the flame sensor and changed out two of the UVA lights one for the main level and one for the upstairs system the other two are fine and working. Homeowner wants to wait until they are no longer working to replace systems are running an operating like they’re supposed to. We will need to change all the filters in the spring time they are good as of right now.
