Job on hold- customer did not answer or return the voicemail to confirm appointment for repairs today. Found emergency drain pans on both units bent up from install. The pan for the upstairs unit has an edge bent down allow it to not hold water. Both pans have the float switch installed on the up hill side of the pan and they must be located on the lowest side of the pan. Condensation drain line for the upstairs system does not have proper pitch/ negative slope for it to correctly drain. This flat running section will cause drain line blockages. We will need to rework the return duct to be able to raise the condensation drain line to get the correct flow of condensation.

Found Paul in the auxiliary/emergency pan. Caused by electricians when home was built. Technician lifted this corner of the pan so that it will be above the rest of the emergency panel. Dried and siliconed hole. As for why there is any water in the pan. I the technician believe that when the outdoor unit was washed the refrigerant pressures reacted, and at night when the customer lowered the thermostat from 80 to 74° some ice is developing and this ice is then melting and dripping down getting into the auxiliary pan.

Warranty- found water in emergency drain pan from a cracked glue joint at the elbow before the ptrap. Due to us doing a cooling tune up recently I covered this under warranty. Glued fitting and secured drain line at the unit. Also found a bent pan edge and drain line running flat on upstairs unit. This was allowing the water to get out of the pan before the float switch shut the unit off. Both units float switch are in the wrong locations. Estimate for repairs have been sent to customer. See picture with the invoice. Pictures included of the water stain on the second floor ceiling.

I performed a one time maintenance on two systems. In the attic. I treated the drain lines, I check the low-voltage blower motor. I checked the Freon levels, the capacitor and washed out order system off. Both systems are running and operating like they’re supposed to at this time. 2 14x20x1

Main floor system low on r22 refrigerant. Filled system with 2 lbs of r22 refrigerant and checked system for leaks with electronic leak detector and could not find leak. Once I took refrigerant hoses off of valves one of the shrader valve was leaking, tried righting up but still leaked, made sure brass cap was tight to prevent refrigerant from leaking out. System is cooling at this time.

The fuse was blown one of the low voltage wires had shorted out and cut the hole system off where it would not run performed and one time maintenance. I checked the blower motor low voltage checked the compaster , the charge everything is working and running like it should be at this time.
