I completed a single system heating maintenance. I replaced 1-14x25x1 filter at furnace filter rack. I cleaned the flame sensor and checked the igniter. I checked the amp draw on the blower motor and inducer motor. I checked the capacitor and checked all safeties. I confirmed proper sequence of operation. The system is currently heating at manufacturers specifications.

Okay……….. so the heat kit is turning on and off every 30 seconds or so and could be causing here “cold air”. Need to come back with a new 10kw heat kit. I also turned the offset temp on upstairs thermostat to -3 degrees. So if it is reading 70 degrees it is really 73 degrees. Trying to make it feel warmer upstairs.

Diagnosed bad thermostat for the main floor apartment. Also the outdoor unit was in a high pressure lockout. I found the system was double filtered and all filters where very dirty. I also corrected wiring in the air handler so the heat strips have proper operation now. I replaced and tested full thermostat function.

No charge per PC. Found a couple issues that could be causing her complaints. Relocated upstairs thermostat from hallway directly above open foyer/stairs. Moved thermostat to hallway beside master bedroom away from the stairs and installed a T4 thermostat to eliminate the thermostat being the issue. Also rewired high voltage to air handler. The way it was wired would only bring 5kw of heat strip. Rewired high voltage to the 10kw breaker. System is operating properly. So we will see!!!!!

Upstairs damper was set to the position number one. Moved this damper position back to 0. Heat will not run upstairs until the temperature on the thermostat gets below the 68° that it is set at. If the customer uses space heaters upstairs, that heat upstairs will prevent the unit from operating.

I found the service disconnect melted with burned and melt wires. At some point someone bypassed a fuse and the disconnect bypassing the safety of the disconnect. The disconnect will have to be replaced with new fuse and the high voltage wire must be repaired or replaced. I have the service disconnect in the off position (it will still send 120volts into the unit) and I have the breaker for the roof top unit off. The breaker must be left off until repairs are correctly made and the safety is restored to the high voltage circuit. I’m working on an estimate and will send it over ASAP. Customer said to speak with the builder owner “sam”. She called sam and I tried explaining this was not an issue prior to replacement and has since failed. It was not on the estimate to replace the disconnect at the time because it still was good.

Performed single system heat maintenance replaced 16x25x1 filter cleaned flame sensor and pressure tube tested capacitor mfd reading was 5.7 where 7.5 is required brought this to customer attention customer opted to not replace at this time all other system operations are working properly

I checked the capacitor and all safeties. I checked the capacitor on the outdoor unit. I checked the refrigerant charge, defrost cycle and confirmed the sequence of operation. The system is currently heating at manufacturers specifications.

I completed a two system heating maintenance. We replaced media filters in the spring time and they are still good. Filters will need to be replaced in cooling Maintenance. I checked the amp draw on the blower motors and inducer motor. I cleaned the igniter and flame sensor on the furnace. I checked all capacitors and safeties. I checked defrost cycle and amp draw on the outdoor units. I checked all electrical components and confirmed proper sequence of operation. Systems are currently operating at manufacturers specifications.

Performed maintenance on dual fuel system. Heat pump does majority of the heating. The gas furnace is primarily for back up. In fact, they’ve used very little propane since they’ve lived here.. having never had to refill tank. Technician replaced both filters. Inspected electrical connections and components. Checked refrigerant level of outdoor unit heat pump. Cleaned up outdoor unit with hose removing debris. System is operating properly.
