I arrived and found unit taken apart. I pieced the unit back and diagnosed a bad control board and a sticking gas valve. Estimates will be included for repairs. Due to units age and current conditions I highly recommend a unit replacement. New units will come with extendable warranties of up to 10 years for parts and labor. Repairs come with a one year warranty only. Customer was not on site and tenant would not acknowledge me being there. I spoke with customer over the phone and will be sending estimates and invoice over via email.
Performed inspection on furnace inside basement, treated condensate pump and did not change filter at this time, checked blower motor amps, perform inspection on outdoor condensing unit, checked refrigerant levels and all electrical components, the system is clean and operating normally at this time
Replaced bad 45 mfd compressor run capacitor for right side of house. 1 year warranty
2 system tune up-Checked operations of the air conditioning systems. Replaced filters, checked amp drawls and capacitor outputs, cleared drain lines, checked refrigerant levels and cleaned outdoor condensing coils. The gas furnaces are also serviced. Carrier systems are working properly. Pics uploaded Made customer aware that the 35/5 duel capacitor for upstairs Carrier AC is weak which is now replaced with a new one and upstairs gas furnace sediment trap is now vertical instead of horizontal which is now up to GA CODE. I performed a heating maintenance on a single gas furnace Ac unit I replaced the 20x25x4 filter homeowner supplied I checked all electrical components and checked the temp rise and checked the heat exchangers and checked the gas pressures and checked and cleaned the flame sensor everything is in good working order at this time.
2016 Trane gas package system overheating because of a extremely dirty 16x25x1 filter. I changed filter and reset unit. Trane system is now working properly. Made customer aware to change filter every 3 months or less. Pics uploaded
Performed 1 system package tuneup. Replaced 1-16x25x1 filter, clean evaporator coil. System clean and operating properly.
Performed 1 furnace tuneup and replaced 1-16x25x1 filter. Hose for pressure switch needs to be replaced in order for furnace to operate properly. Customer will get hose and replace hose himself.

During today’s visit, found outdoor unit for the upstairs system not functioning at all. The circuit breaker was tripped. The capacitor for the outdoor unit was measuring well below specifications. Replaced the capacitor with customer authorization and reset the circuit breaker. The system functions normally after replacing the capacitor and resetting the circuit breaker.
