I completed a three system maintenance. I replaced the media filter on the dehumidifier and the 16x20x5 for the basement system. Customer has the 20x25x5 media filters arriving today for the main floor and upstair. I checked amp draw on blower motors,inducer motors and heat strip. I cleaned flame sensors and checked igniters. I checked temperature rise and checked safeties. I confirmed proper sequence of operation. Units are currently heating at manufacturers specifications.
Technician performed single system heating maintenance. Replaced 20 x 25 x 5 filter. Inspected electrical connections and components cleaned furnace, flame sensor, inspected heat, exchangers, rollout, switches, and general operation of heating. Quickly inspected outdoor unit and cleaned up system is operating normally at this time.. Please note that if you can avoid turning power off to the furnace, it is beneficial for the customer has had issues in the past with his echo, net wireless coming back online.
Apron arrival I met with the sales agent and discussed the issues. Upstairs furnace has rust marks on it. Found rust marks leading to the inducer draft housing drain port on the left side of the furnace. I found a loose drain plug fitting on the un used field connection port. I tightened the fitting and tested system in heat mode and confirmed no more water is leaking. No extra charge because I made the simple repair during diagnosis of issue.
Performed 3 system cooling maintenance. Checked all filters, all filters still in good condition. Systems clean and performing properly.
Performed inspection on one furnace unit in the attic, filter do not need to be changed, treated the drain line, checked blower motor amps. Performed maintenance on outdoor condensing unit, checked Freon levels, checked fan and compressor amps, washed outdoor condensing unit. Unit is performing as it should at this time Changed the filter 20x25x5 filter charging 34
I performed a heating maintenance on two gas furnaces and one heat pump air handler I replaced two 20x25x5 and one 16x20x5 and one 14x17.5x2 homeowner supplied filters I checked all electrical components one the heat pump air handler and checked the temp rise and checked the Freon levels and checked the capacitor and on the gas furnaces I checked all electrical components and checked the temp rises and checked and cleaned the flame sensors and checked the heat exchangers on both units and checked the gas pressures everything is in good working order at this time.
The pressure switch tubing had bites causing switch to not close. Repaired tube and performed heating maintenance replaced filter and checked operations of system. System is operating properly at this time
