I performed a maintenance on two gas furnace one in the attic and one in the basement I looked at all the low voltage and the blower motor amperage checked the compaster on both systems didn’t have to change the filter homeowner did it already. The system are running and operating like they should be at this time
I performed a detailed inspection on the furnace,ac and coil. House has a bonus room that was locked. It is not on the central hvac system and has a window unit I couldn’t test. Repairs that I found will be included in the estimate. I found the outdoor unit has a dirty condenser coil. The coil will need to be cleaned to restore proper efficiency and to adjust the refrigerant charge. The system is also one to two pounds low on 410 a refrigerant. I’m including an electronic leak search to be performed to find the source of potential refrigerant leak. If no leak is found we do not charge. There is also a double wall elbow at the furnace that must be replaced. Due to flue pipe issue from roofer that was fixed by another company today. This caused excess condensation to drain back to the furnace corroding the elbow at the furnace. The system is currently cooling but with a low refrigerant charge the sytem will freeze up when temperature loads drop on the system. There is an old furnace
One of the joints on the PVC came on glued and was pouring water into the drain pan, which was draining the water outside re-glued the drain line back up made sure that it was secure and it was draining outside
I performed a maintenance on two systems one in the attic, and one in the basement. I checked the capacitor blower motor and blew out the drain line and treated the drain line. I’ll check the Charge and the capacitor and wash the outdoor systems. They are running an operating like they’re supposed at this time.y
I performed a maintenance on the upstairs unit after replacing the blower motor and control bored treated the drain line and changed the 16x25x1filter out I checked the charge and washed the out door system. The downstairs system the blower motor is bad and needs to be replaced couldn’t do the maintenance
On to days visit I found the blower motor not calling and making the system freeze up will need to come back and replace indoor blower motor.

Completed CCM form for 2 systems Main level system is now heating 90+ efficiency furnace condensate tubing had frozen. Now with warmer temperatures line have the thawed pump emptied itself and system is operating. Customer interested in maintenance contract for 2 systems. Downstairs filter size is 18 x 25 x 4 or 1 inch can be used. Upstairs filter size is 20 x 25 x 1. Performed heating maintenance on both the downstairs and upstairs furnace is including cleaning flame sensors inspecting filters inspecting electrical connections and components. Testing heat exchangers. Cleaning tubing on pressure switches. And treating condensate drain areas. The upstairs furnace is a 80% furnace and does not make water while heating. Both systems are operating properly at this time.
Performed 1 heat pump package unit maintenance and replaced 4-16x16x2 filters. System clean and operating properly.

I performed a cooling maintenance on a single rooftop unit I replaced four 16x16x2 filters I checked all electrical components and checked the Freon levels and checked the capacitors everything is in good working order at this time.
