Performed 2 system maintenance. Upstairs is a heat pump system. Checked 16x20x5 media filter and is still in good condition. Checked components and operation and system working properly. Main floor has a natural gas furnace. Checked 16x25x5 media filter and is still in good condition. Checked components, blower motor, burners and heat exchanger. Furnace is working properly. Will need to replace filters next visit.
Performed 2 natural gas furnace maintenances. Did not replace upstairs 16x25x5 media filter, still in good condition and it will need to be replaced was remodeling is done. Replaced customer provided Aprilaire model 2400 media air filter. Cleaned and checked all components, checked blower operation, inspected burners and heat exchangers. Both systems operating properly. Upstairs has 2 ducts that will need to be reconnected. Will be making estimate with material list.
Performed single system heat maintenance replaced 1 20x20x1 filter tested auxiliary and thermostat functions tested all electrical components and refrigerant charge all systems operating properly at this time
Existing thermostat has failed and is not working. Installed Honeywell T4 thermostat. System is now heating normally
Warranty- Fujitsu mini split throwing low pressure codes. I reset system and checked refrigerant I also did an electronic leak search and was unsuccessful, I tried charging system but head unit has a restriction. Will be looking up warranty status. Pics uploaded
Customer stated air distribution issues with the sons room, I removed the extremely dirty 16x25x5 filter and air flow in room is now adequate I also inspected ductwork. Customer also may had gotten confused about the return vent which is an intake not a supply. Pics uploaded Installed a temporary 16x25x1 filter (customer will be ordering the 5”)
Performed 3 system heating maintenance. Replaced 1-20x25x1, 1-16x25x1 and 1-14x25x1 filters. Purged gas line for system that hasn’t been used in awhile and made sure it was operating properly. All systems are working properly at this time.
Technician added 1 pound of 410 a refrigerant to the mini split. Used electronic leak detector to check typical points of leakage without success. There has been a pattern over the last few years. Each fall small amount of refrigerant needs be added to the mini split.
Replaced bad 7.5 mfd capacitor for downstairs furnace. Part was replaced back in June of this year, part is still covered under 1 year warranty.
Performed 2 system maintenance checked electrical components and connections as well as overall condition of system down stairs system need a 7.5 mfd capacitor replaced for ibm already spoke with office appointment is scheduled for tomorrow to return with proper sized capacitor
Customer renewed maintenance today. Replaced two pieces of 16 x 25 x 2 filters cleared condensate trap from slime. Inspected operations including electrical connections and components. Commercial maintenance cost is to be $198 for two visits per management
