CONCERN: Customer reports refrigerator is not getting cold on refrigerator side. DIAGNOSTIC AND CAUSE: Inspected compressor operation, evaporator fan and condenser fan operation, all normal. Found frost build up on evaporator coils. Tested defrost heater for continuity, Found defrost heater and limiter shorted. CORRECTION: Replaced defrost heater and limiter. Tested operation, all normal upon completion.
CONCERN: Refrigerator is not working properly. DIAGNOSTIC AND CAUSE: Inspected wall outlet for proper voltage, voltage at wall outlet was normal at the time of inspection. Inspected input voltage to compressor, input voltage at compressor was normal at the time of inspection. Inspected refrigerator thermostat cold control operation, found refrigerator cold control failed. CORRECTION: Replaced refrigerator cold control and tested. Operation now normal.

CONCERN: Customer reports dryer is not working properly. CAUSE: Found dryer timer failed. CORRECTION: REplaced dryer timer and tested, operation now normal.
CONCERN: Customer reports that the dishwasher is not cleaning the dishes. CAUSE: Dishwasher has soap and scum build up. CORRECTION: Performed dishwasher cabinet clean out, cleaned dishwasher sump and chopper area to remove debris. Cleaned spray arms as best as possible, installed citrus acid solution and ran machine to disinfect and clean spray ports and sump area of mold and mildred residue. Operation now normal.
CONCERN: Customer reports dryer is not heating. CAUSE: Inspected dryer wall receptacle for proper voltage to the dryer, voltage to the dryer is normal at the time of inspection. Inspected dryer terminal block and cord for visible shorts, no shorts found at terminal block or cord at the time of inspection. Inspected dryer heater continuity on the heater element, heating element tested good at the time of inspection, Tested thermal safety for continuity, no continuity present, Found dryer thermal safety shorted out. CORRECTION: Replaced dryer thermal safety and tested. Operation now normal. Also installed 2 rear rollers.

Tested compressor operation, compressor operation normal at the time of inspection. Inspected voltage to evaporator fan motor, voltage normal at the time of inspection. Found evaporator fan motor failed. CORRECTION: Replaced refrigerator evaporator fan motor and tested. Operation now normal. CONCERN: Customer reports that the Refrigerator is not getting cold in either compartment. CAUSE: Inspected wall voltage for proper output, voltage output is normal. Inspected compressor for proper voltage, voltage to compressor is normal. Inspected compressor starter for proper continuity, no continuity at the compressor starter. Tested compressor windings for electrical shorts, no shorts at compressor windings. CORRECTION: Replaced compressor starter and tested. Operation now normal.
CONCERN Customer reports refrigerator is not making ice CAUSE: Found bad ice maker CORRECTION: installed new i maker and tested. Operation now normal.
CONCERN: Customer reports Refrigerator is not cooling properly. DIAGNOSTIC AND CAUSE: Test compressor operation to see if the compressor was running. Compressor was not running. Tested for voltage from adaptive defrost control board to compressor. No voltage from the main control board to the compressor. Cause of failure found ADC main control board shorted at the output line voltage to the compressor. CORRECTION: Replaced ADC main control board and tested. Operation now normal. CONCERN: Customer reports refrigerator seems to run all the time. CAUSE: Found condenser coils clogged with debris. CORRECTION: Clean condenser coils and tested, operation now normal.
CONCERN: Customer reports refrigerator is leaking water onto floor. DIAGNOSTIC AND CAUSE: Inspected water supply line to refrigerator for leaks, no leaks found at this time. Inspected water valve for leaks, found water valve failure. CORRECTION: Replaced water valve and tested. Operation now normal. CONCERN: Customer reports refrigerator seems to run all the time. CAUSE: Found condenser coils clogged with debris. CORRECTION: Clean condenser coils and tested, operation now normal.
CONCERN: Customer reports that the washer is not draining. DIAGNOSTIC AND CAUSE: Inspected wall outlet for proper voltage to washer, voltage output from wall outlet normal at the time of inspection. Inspected voltage output from control to washer drain pump, voltage to drain pump normal at the time of inspection. Found washer pump impeller was trying to turn however the technician found washer drain pump clogged with debris. CORRECTION: Removed drain pump to clear debris and re-installed, check for leaks and tested, Operation now normal.
CONCERN: Tenant reports burner is not working properly. CAUSE: Found range burner infinite switch failed. CORRECTION: Replaced infinite switch and tested, operation now normal. CONCERN: Customer reports Oven is not heating. CAUSE: Tested wall receptacle for proper voltage, line voltage at wall receptacle is normal. Inspected oven cord and terminal block for wear or electrical shorts. No signs of electrical short at power cord or oven terminal block. Inspected oven bake element terminal and found Oven bake element terminal failure. CORRECTION: Replaced oven bake element and tested. Operation now normal.

CONCERN: Customer reports refrigerator is leaking water. DIAGNOSTIC AND CAUSE: Inspected water supply line for leaks, no leaks at the refrigerator water supply line. Inspected internal water refrigerator water lines for leaks, internal refrigerator water line are normal at the time of inspection. Inspected refrigerator defrost drain line for water leaks, found the source of the leak coming from the refrigerator defrost drain. Removed freezer panel to inspect for clogged drain line. Found the defrost drain restricted with ice and debris. CORRECTION: Cleared the refrigerator defrost drain of ice and debris, operation now normal.
