Upon arrival I was pointed to the water heater where the expansion tank had failed and had started spraying water. At the time of arrival, the water heater had been turned off, and the water turned off to the heater. After further investigation, we discovered 80 psi inside the home this indicated that the pressure regulator had failed. After providing options and upon approval, we replaced the pressure regulator and installed a new expansion tank, securing it properly to the structure of the home. We set the pressure regulator to 65 psi and the expansion tank to 70 psi. Checked everything for leaks and proper function no further issues at this time. Note: We are leaving an estimate for replacement of the water heater due to age. It is an eight year-old water heater. Water heaters are typically designed to last 12 years.
