Homeowner has a hose spigot isolation valve that no longer works. I cut Sheetrock in the master bedroom to expose valve and piping. I removed the old failed isolation valve, as well as a 3/4x3/4x1/2 tee and replaced the old shutoff valve with a new 1/2” ball valve. Connected to old piping in the wall. Homeowner also has a failed expansion tank and failed PRV as the pressure was over 140 PSI. I removed the old PRV and replaced with a new watts 25AUB. I removed the old expansion tank. I mounted a bracket and mounted the new expansion tank to the bracket. I ran new 3/4” copper to the new expansion tank. Pressurized system and found no leaks. System is functioning as intended. Pressure regulator is set to 60 PSI, expansion tank is charged to 70 PSI.
