This repair was nothing more than normal wear and tear and only having one spring instead of two. Unfortunately this can not be foreseen unless regular maintenance is performed at least once a yr. the end result was that the opener tried pulling 240lbs off the ground instead of 10lbs. This was due to spring breaking. We were able to replace the springs and reuse existing cables. Bearings are worn out but tenant chose not to replace them at this time as we both agree this entire door needs to be replaced. For now the door is operating but top panel is destroyed and sagging badly. Please call our office with any questions or if wanting to replace door as well.
