Condominium inspection revealed an aging HVAC system and an inoperable AC unit. The wiring in the attic space was inspected and in non standard. We recommend all wiring be installed properly to avoid fires and eliminate safety concerns. The guest bathroom has an active leak and we are recommending a mold test to eliminate any concerns and repairs by a licensed plummer.
Beautiful view from a Carlsbad house. We try and walk all roofs that we can to find defects. This roof was newer and didn’t find anything to report on. Not all roofs are in this condition.
Single family home inspection with attached 2 car and 1 car garage. The majority of the home windows have seal failure which means the windows are no longer energy efficient. Seal failure occurs as the repeated expansion and contraction of the spacer holding the exterior and interior glass with an air tight space is compromised and air flows in and out causing a fog or film and making the windows inefficient for energy savings. We recommend repairing or replacing by a qualified contractor.
Damaged stucco and a number of trip hazards were included in this home inspection report. There were also a number of roofing issues and we recommend a licensed roofing contractor evaluate it further for repairs or replacement.
