Compressor mechanical fault vented charge. Replaced under warranty and tested all systems.
Upstairs system 2 ton amana 2008 410a. No refrigerant pressure on arrival. Has not been cooling properly for a month. Last recharge last year. Running low pressure does damage to equipment. Discussed issues with age and state of repair.
Performed ac services for a 2020 Trane single stage zone systems with spring tension bypass and hz322 zone board only wired for single stage. Verified that zoning controls and motors are operating as expected. Water washed condensing coil. Verified that drainage is flowing freely at this time. No flood prevention device present but customer would like it added during heater services. Replaced filter at time of service. Test for power distribution is good.
On arrival found E30 module failed. Replaced E30 with new ecobee 5 thermostat. Performed ac maintenance. Found system in working condition. All electrical components working properly. Pressures and temperature good. System is working at this time.
On arrival found system low on refrigerant. Confirmed leak in refrigerant system. Spoke with homeowner issues and possible solutions.
On arrival found failed power distribution. Replaced with new and condenser began cooling. Emergency drain has disconnected at eve and leaking into eve. Emergency drain pan has rust. Spoke with homeowner about replacing emergency drain and pan. Performed ac maintenance. Found system in working condition. All electrical components working properly. Pressures and temperature good. System is working at this time. Spoke with homeowner about equipment and drain issues. Also spoke with homeowner lack of insulation.
Found compressor safety system engaged intermittently due to oversensitive overload. Calibrated system and everything checked out running in good condition after service.
Upon arrival found outdoor unit would not turn over due too failed power distributor. Replaced existing power distribution accordingly. Checked operating refrigerant pressures and found system to be low on refrigerant. Determined this was result of leak present inside evaporator coil. Manufacturer showing warranty expired after 5yrs and coil was from 2015. Returning to replace Evap coil accordingly with $400 down payment also covering cost of refrigerant usage for today. Washed outdoor coils thoroughly to maintain heat rejection. System cooling properly meanwhile until Evaporator coil can be replaced.
Upon arrival customer mentioned downstairs system struggled to maintain target temperature during heat of the day. Found system was low on refrigerant. Determined this was result of leak present inside evaporator coil upstairs.
No cool 2nd floor. Found breaker to condenser tripped. Reset and tested. Found no reasons at this time breaker would trip due to equipment. Spoke with customer about issue. Recommend servicing equipment more frequently.
Serviced one ac system. Drain is clear at this time. Customer replaces own filter in home. Spoke with him about age and condition of equipment.
Preformed a quality AC tune up on two systems that we did not install. No air purification or surge protection to inspect. Found both units low on refrigerant. Both evap coils are leaking. Downstairs unit also had a loose shrader cord. Downstairs unit fan motor is weak and pulling high amp draws. The compressor has weak windings and pulling high amps. Both media filters are ready to be replaced also renewed pac membership.
Made corrections to issues found on inspection report.
