Ace Pelizon Plumbing was called out on a leak in garage near water heater. Ace Pelizon Plumbing found galvanized plumbing system in garage that feeds water heater and hose bib/back yard irrigation. This is an overhead/exposed line approximately 60 ft of galvanized 3/4 pipe that is rusted and has leak/rust spots and needs to be replaced. Ace Pelizon Plumbing also found that existing water heater is not up to current plumbing code * there is no t and p drain connection and after heater. Water heater is approximately 15 years old. Water pressure for home is 98psi. The existing pressure regulator has failed. Ace Pelizon Plumbing will make recommendations to: replace 60 ft of exposed galvanized piping and valves with 3/4 copper piping. Install new 50 gallon tank style water heater Install new pressure regulator at front water service - will submit estimate for water heater install with temp regulating valve and with out.
