Came out today to look at the 25 yr old 40 gal short model nat gas water heater on a stand in garage. No active leaks on water heater, but home water pressure is almost 120 psi which is much higher than the safe range of 50-79 psi. While replacing the water heater the pressure reducing valve will need to be replaced to keep the warranty on the new water heater in tact. Emailed estimates. Client will need to let us know when they decide to replace the water heater a couple days ahead of time, and we can get the permit pulled for the water heater. If permit is pulled, we may have to replace the vent piping for the water heater up into the attic, as the way it is currently is not “technically” up to code, but it is fully and safely functional.
