Jamie arrive at Jon’s home for a kitchen sink back up. Upon arrival John show Jamie the kitchen sink was backed up and he try to use Drano to get clog to relieve. After evaluation of kitchen sink, Jamie informed John that the P-trap on the garbage disposal side would need to be replaced. Jamie provided John with multiple options to clear kitchen sink drain and to fix P-trap John declined. Fixing P-trap in wanted kitchen sink drain cleared of blockage. Jamie removed clean out cap under kitchen sink and ran K 45 pistol snake approximately 25 feet clearing drain of sludge and grease buildup. Jamie tested drain multiple times drain was flowing as needed. Jamie also demonstrated drain flow to John. There are no more back up at this time for John‘s kitchen sink. Upon arrival the technician cut drywall to gain access to the backyard hose bib. The tech then replaced the existing hose bib with a new Frost Free Model 17 outside faucet. The Model 17 is a Frost-Free faucet designed to have the hoses removed in freezing weather. Does not include drywall patch or access panel. The hose bib was screwed to the outside brick wall and clean silicone was applied around it. The clear silicone comes out a white color but will turn clear in 4 to 7 days. Tested afterwards. No leaks and operates as should. “1 Year Warranty on parts and labor”
Bettie had us out due to a leaking main water shut off valve. Bettie had the valve shut off so the leaking would stop. Spartan Plumbing had to shut the water off at the meter outside to install a new main water shut off valve. We tested the pressure after the new valve and found the pressure to be at 78-79PSI. This is a little high but not high enough for immediate attention. I recommend installing a new PRV along with an Expansion Tank whenever a new water softener or water heater is installed to make sure the pressure never spikes up.
Installed a customer supplied kitchen faucet. Installed two new horticultural valves for the kitchen faucet and dishwasher. No warranty on any customer supplied material. No warranty on any manufactured defects that may occur over time with the faucet. One year warranty on shut off valves that were installed. No warranty on other piping in the home or any other fixtures.

Washington Twp., OH. Estimate to replace log lighter valve in living room, accessed from mechanical room in basement. Also need to add access panel to be able to get to irrigation side water meter to make sure it is turned on as both hose bibs do not have water. Found water had been shut off on city side of water meter which also ran front and back hose spigots. Both work fine now. Also replaced log lighter valve and tested to make sure there were no leaks and that gas logs would light. All good at this time.
