Upon arrival at the property, the property manager greeted me and brought me to the garage, where I was shown a leaking 30-gallon water heater. The unit was visibly corroded at the base and actively leaking water. I confirmed the need for replacement and asked if there were any additional water heaters on the property to inspect. The homeowner informed me there was a second unit located in a storage room on the opposite side of the garage. After locating and inspecting the second water heater, I found that it was an older model dated from 2001. While it was not leaking at the time, its advanced age and visible signs of wear made it a candidate for proactive replacement to prevent future issues. I explained the risks of keeping an aging unit in service and recommended replacing it during the same visit. The homeowner agreed and approved the replacement of both water heaters.
