Multihead, mini split. System does have refrigerant, condensers labeled factory charge. We still want to check the refrigerant levels. Temperature really needs to be 65-70° outside for accurate measurements. Office Will work with customer to schedule visit on day with warmer weather.
Technician found that the upstairs outdoor unit king valve was not 100% open. Causing the system to notice the restriction, throwing the low, refrigerant code. Technician also inspected multiple other points of the system, including solder joints, and Schrader valves, etc. System is now operating properly. Homeowner noticed that the downstairs feels cooler in some areas than others so the technician recommends operating the furnace blower at a low/medium low continuous function. This will help circulate air in between operating cycles leading to the main level temperature being more even throughout.

During today’s visit, performed inspection and maintenance on two attic, air handlers, and two outdoor heat pump units. Changed all filters. Inspected functionality of auxiliary Heat strips. Inspected overall cleanliness of blower and coil compartments. Inspected ductwork for leaks. inspected blower amp draws. Inspected outdoor unit. Electrical components. Inspected temperature Heat rise, which is in the ideal range for heat pumps. The customers drain lines run underground outside of the house. After pointing the issue out to the customer, the customer has decided to reroute the drain lines themselves. The systems are functioning normally at this time.
Change filter. Clean drain. Clean flame sensor. Checked all electronica pounds. checked all safety switches. Checked amps on inducer motor and blower motor. Both Test fine. Furnace running as it should.
1 system PM 2nd visit- Checked heating operations of 2018 90% Rheem furnace. Replaced 16x25x1 filter, Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensor, Brushed burners, and cleared drain line. Furnace not working because of a shorted control board (not sensing flames). Pics uploaded Will be sending quotes to replace control board(labor only), To patch up a flex duct that was damaged by rodents, and add a carbon monoxide detector in home Customer not answering phone calls

I checked the amp draw on the blower motor and the inducer motor.I checked the capacitor and checked all safeties. Confirmed proper sequence of operation and cleaned the furnace compartments. The system is currently heating at manufacturers specifications.
I completed a one system heating maintenance. The media filter will need to be replaced in cooling maintenance. I cleaned the flame sensor and igniter. During today’s visit, replaced insulation over a supply elbow coming from the supply Plenum that was dripping condensation onto the furnace. Photo attached.
Arrived and discussed issues with customer. I found the thermostat set to emergency heat mode.I placed the thermostat in heat mode and tested the system.I checked for any disconnected ducts and confirmed airflow. System is operating correctly at manufacturers specifications at this time.
