Found main house ac frozen and not letting air pass threw the coil. This problem has occurred in the past and will continue to freeze due to high static pressure unless we fix the duct work for the this system and the other two system. We have talk with customer about this issue before let customer know to turn the ac off threw the night and tomorrow set the temperature to 74 in the morning and not to touch it the rest of the day so that the ac is not working to hard to cool the area and see if that will help the freezing from happing. If coil freezes again we will need to talk about possible solutions so that the systems can work at peak performance. Not charging customer the diag fee due to us being out there 4 days ago.

Ac diag Found ac breaker trip tried flipping breaker back on and it trip immediately, check safety disconnect, check compressor windings they were grounded, found oil everywhere around the compressor and on the concrete discharge line wield failed and blew refrigerant out I think this was the cause for the compressor failure Recommend replacing unit Customer wanted to talk to nick R only about pricing

Water softener diagnostic. Arrive and find that the existing water softener is leaking from the valve set on top of the tank. The homeowner complains that the sink is girgiling from the Drain for the evaporative coil and the water softener. I find that the sump pump no longer has lift capabilities and is just stirring the water in the bucket it sits in around. I show the homeowner how to remove the water softener and how to add a ball valve into the water loop. Suggest to remove water softener and add ball valve for emergency water shut off for home. By connecting the two pipes the water softener will be able to be entirely removed. For sump pump removal: tie in the primary and secondary drains from the evaporative coil into the Condensate pump then from the pump plumb to the drain line. Do not forget to add a Check valve into the drain line. The gurgling will stop when the new condensate pump is plumbed in correctly with a functioning check valve. Recommend to get condensate pum

Arrive and Jose describes that the fan motor is making a strange and loud noise. He indicates that he sprayed the motor with silicone sprayed the noise was reduced. He also stated that the tenants complained of the AC not keeping up in the heat. Findings: today I arrive to a WORKING blower motor but the coil was freezing up, I turn the AC off and try to cycle the fan back on and it goes into a locked rotor state and no longer works. The units indoor fan motor has failed and is the issue with the noise as well as the freezing of the coil. I replace the indoor fan motor today and add a new single run capacitor. Verify operation of the AC. Temperature drop of 71 to 51 across the system. All registers open and supplying cool air. I left the thermostat on 70 degrees. I check the refrigerant pressures today as well as physically look at the coil after running the AC for 30 minutes and it shows no signs of freezing and has a VSAT of 35. AC Maintenance: Checked operation of thermostat. Checked filter and there was nothing in the filter grille. Checked amp draws on blower motor and also checked capacitor mfd rating. Checked pressure/temps superheat/subcooling on refrigeration system. Checked amp draws on compressor 10.2 and Od fan 1.0. Checked capacitors mfd ratings 45/5 mfd. checked volts and resistance across Contactor, tightened lugs on contactor and disconnect. Checked condensation drain line. Washed coil inside and out. Tenants told me that they don’t feel any air flow through out home. Found that the static pressure on the supply vents were very high due to undersized ductwork. Also noticed no insulation in attic. If the homeowner wants to proceed I will build an actual qoute for them on insulation and duct work ! No cool air Upon arrival I turned the thermostat on at which point blower motor kicked on, I went outside and verified condenser was on as well. Further inspection I little to no air coming out of the vents Found extremely dirty filters which were causing airflow restriction. I removed the coil door and found the entire coil to be a block of ice. This explains the lack of cool air and airflow Explained to customer that dirty filters caused this issue and that Ac can’t be ran for up to 36 hours to ensure that all ice melted. After Ice has melted unit should resume to normal operation. Furnace is very dirty and old. I recommend an annual maintenance on unit as well as the air conditioner.

Upon Arrival found system calling for cooling but no air flow. Went on roof and found package unit frozen up due to very dirty restrictive air filters. Pulled filters and let unit dethaw. Went through other systems and washed mini split filters and replaced 1(20x30x1. After system dethawed went thru all electrical components. Checked amp draws. Checked pressure/temps superheat/subcooling on refrigeration system. Replaced all 6(18x18x2) return air filters in package unit. Highly recommend a Service Club Membership so that way we can come out and replace filters and go through system with a fine too the comb to prevent premature failures also to extend life of equipment and save money on energy costs every year. 3 year 24 hour service every 6 months on three pieces of equipment (AC/Heat). $1,152.00 3 year 24 hour service every 3 months on three pieces of equipment (AC/Heat). $2,304.00 For waiting room I will talk to Andrew about a mini-split AC/Heat for that conditioned space.

Tankless water heater- Perform descaling solution flush with pump, check flu connections, check gas connections, check drain connections, check combustion screen and clear, remove sediment trap and clean, remove recirc drain and reinstall, check system for any water leaks, inspect heat exchanger, clean and polish flame sensor and spark ignition system, check interior of unit for water leaks, check wiring is neat and undamaged, reinstall all items and verify operation before leaving, bleed descaling solution out of hot water lines to eliminate smell before leaving. Loud buzzing noise that wasn’t occurring yesterday happened when I was here today. It was coming from the contactor. I replaced the faulty contactor and Ac ran properly and sounded as it should. Upon checking refrigerant levels it seems as if the suction side was low with saturation being at 29. However refrigerant levels are unable to be balanced with current return air conditions. As discussed prior to unit installation, customer stated he was going to cut second hole for return air himself and didn’t want to pay us to do it. Air conditioner is functioning but customer is going to run into freezing issues until more return air is introduced into system.customer still adamant about doing it himself but currently has a broken hand. If he would like to contract us out to do the work then we will upon his request for a designated price. Until second return is added no further diagnostic procedures and refrigerant balancing can be done should customer run into issues.
