Thermostat was wired wrong. Connected R and Blue to common instead of B. System is on and cooling.

Condenser fan motor locked up, installed new fan motor and system still wasn’t cooling System is out of r22 Customer wanted to add r22 and when I started I noticed that we have a leak inside of condenser Took fan motor off and turned breaker off at unit
Found no leak in any of the closets.. system is operating as it should Checked closets for water and walls and carpet are dry System was running when I arrived and shut off because it hit temp
Checked AC. Condenser coil had some debris from Cottonwood trees. Sprayed coil and adjusted charge. Unit had 17.3 degree temp split.

Bad capacitor Replaced capacitor and system fired right up and is cooling when I left
Blower motor burnt wire and not coming on again, coil is frozen over again Filter is new and when i fixed wire last week and got motor running it wasn’t pulling high amps so our problem is that we are low on refrigeration and it runs long enough to for coil to freeze then there is no air going across motor and it’s running hot until the wire melts System needs replaced
Condensation pipes for both systems are outside of the drain so they have both been running water into apt 117 I put both pipes back inside of drain
Thermostat not sending call to unit Replaced thermostat Ac was really dirty as was the filter so I changed filter and washed condenser System cooling when I left
Apt 201 Found thermostat not activating cool mode so I jumped wires together and ac kicked on I then noticed that system was low on refrigeration I called Madison and explained issues and she said leave for now
