Completed ac tune up . Customer also mentioned a smell when running ac and after inspecting ducts and plenum I saw and showed the customer the amount of buildup they had and recommended duct cleaning and showed how low a pay.ent could be since they mentioned affordability. They will see if the smell goes away and get back to us.
22 year old system with all but one heat strip down . Also found blower motor, evap coil and all electrical covered with a thick layer of buildup. Also air leaking out from about 80% of where the plenum and unit attach . Per chris I'm sending a replacement cost of ($11800 check) to customer. Also customer wants invoice emailed so he can send check .

Dispatched to give estimate for maintenance agreement on 16 rooftop units. There will be three estimates sent today. One estimate for A,B And C He has two rooftop units. D has three rooftop units and A,B and C has 11. There are two water sources one on each end of the building. For A B and C you need a key to open the faucet and for D and E the faucet is on the inside of E. E has 4- 16x20 x2 and the other unit has a filter on the inside that they obviously change themselves. D has 4-20x20x2 and 8-16x16x2, four for each unit A B and C has 24-18x24x2 4-16x25x2 6-20x20x2 6-16x25x2

Performed heat PM. Changed filter ,,checked blower motor and inducer, cleaned flame sensor and observed in heat mode to verify everything is venting and working properly
I was Dispatched for a no cooling call for 2 RTU’s. I found 2 older Gas Package units. Neither unit was running. I had to replace the fuses for both units and perform wiring repair for both to get them working so I could evaluate them. Both units are currently working. Both units require significant cleaning and service. We will need to bring 300’ of hose and approximately 4 hours to complete the service. I will not know how much if any refrigerant R-22 will be needed until I finish the service and cleaning. I would guess around 3 or 4 pounds. Refrigerant will be an additional charge if needed. I received permission to perform the repairs for ASAP. The front System is a RTU. I completed repairs on this unit and it is operating as expected. At this time. The back System is a 5-Ton Split System. The Compressor is shorted. The A/C Condenser is an old R-22 203-230v Unit with an Electric Air Handler. The Customer would like an Estimate to replace the 5-ton System.
Primary drain clogged up causing the float switch to disable the thermostat. Robert stated he had a company out and they did snake the line but not good enough. System shut off three times while I was there after I thought I had cleared the drain. Advised Robert to call his plumbing company back

Primary drain line is going into a open vent in closet. Homeowner will call plumber to clear drain.
Arrived to find nothing wrong. I advised David that I have seen Nest thermostats ruined a condenser before. System is operating properly at this time
AC performance tuneup times one system. Inspect blower compartment and recommendation today is to have that cleaned. Price is in the estimate provided today. Check out door unit. System is R22. Advised tenant David Cook that if he decides to buy there are other recommendations today. System is 16 years old. There is no disconnect on the outdoor unit to interrupt power from the electrical box inside the home. Another recommendation would be to install a in-line float switch that will interrupt the contactor outside if the drain clogs up. Wash condenser coil outside. Tested capacitor and contactor. System is cooling at this time. Given the age of the system I would recommend changing out complete 3 ton upflow.
Completed diagnosis, found compressor short cycling because of refrigerant leak, tripping low pressure switch. Repaired leak at suction line joint next to service valve. Charged system with 6 pounds of 410a with a 8 subcooling, Approval from Russ. Note: Completed spring maintenance check up, her last one.
Performed spring maintenance check out. Replaced media filter. Condenser fan and blower motors are functioning fine. Compressor amperage, drains are clear. Electrical wiring are in good shape. Everything is functioning great.
