Completed maintenance check, flushed drains, replaced media filter per customer. Run capacitor and refrigerant levels are good. Blower and fan motor amps are range. Compressor start amps were good.
Perform 2 system maintenance clear both drains changed filters checked pressures and split sensing bulb was not tight on downstairs system went ahead and tighten it both systems are currently working on manufacturers specs
Perform 1 system maintenance clean condenser check split and clean clean effects split and preassures good ductwork looks great recommend adding a 4 inch filter rack also clean effects works better and the dust gets catch by a 4â€ filter Other than that system is cooling at this moment.
No cool heat pump system. Upon arrival I put thermostat in to cool mode heater came on. 24 volts was not energized and the switchover valve. Found two broken wires light repairs and system came on and operating properly at this time.. She will call Monday to pay her Bill.
Cleared primary drain lines, also replaced pvc male fitting at evaporator coil on D/s system. Also quoted 249.00 on 14x44 emergency drain pan for slab Trane coil.
Perform a 1 system maintenance changed filter washed condenser and checked pressures and split system is currently running on manufacturers specs recommend insulation to Kathy shes low and it can help her system runtime and extend her new systems life.

Inspection of system and ductwork after bursted pipe from freeze and rolling blackouts. Inspection of the affected areas include complete upstairs system and ductwork, as well a single duct coming from the downstairs system. The upstairs blower compartment and burner compartment (including control board) were unaffected. The return plenum as well as the ducts connected to the return were affected and were wet. There is a chase near the attic access where ductwork goes down. That duct is soaking wet and same with the chase. During inspection of the damage I found bacteria growth inside of some supply ductwork, as well as some damage to the return duct on the downstairs system. Both of these items are unrelated to the water issue. I would recommend replacing all return ductwork on the return side of the upstairs system, as well as the return plenum. I would also recommend at least duct cleaning the rest of the ductwork, if not replacing it. The existing ductwork has bacteria growth and a
System working properly in heat mode at this time. I found a burnt resistor on a board inside of the condenser (picture attached). I would recommend adding surge protectors in case of a power surge. This system is 13 years old and past its life expectancy.
System wouldnâ€™t go into defrost mode. Factory reset thermostat and system is functioning properly at this time. I told Mr. Vernon to keep an eye on the system and make sure the defrost is coming on to melt ice on the coil.
No heat single system. Found filter clogged with what seems like sheetrock dust. More than likely it was carpet dander. Removed and installed new 16 x 25 x 4 filter. System operating at manufacturer specs at this time. AC maintenance was done on August 28th 2020.
Post Install Walk thru on recently installed ductwork. All ductwork are supported and strapped accordingly. The clean effects that was disabled I reassembled and cleaned it off for Steve to use. Advise Steve that the pre-filter needs to be checked and possibly cleaned every month, The Collection sales and field charger can be every 6 months. Also the thermostat that was recently installed by Jason is a used unit. We will give years maintenance to compensate for it. Did Air Balance 2 take away air from rooms that are rarely used to push more air to the rooms farthest away from the unit.
Arrived to find system not heating but unit throwing any error codes. When jumped at the board unit worked, then jumped at the wall unit worked so thermostat was replaced. After installing the 824 unit began throwing a pressure switch error code and briefly continued acting erratic which suggest thr board has or is beginning to fail. This was explained to the customer and since were headed back out Thursday I'm putting the charge in an estimate and told him to pay on Thursday if he didn't have any further issues. Can confirm heat is running at this time
