1 system checkup on trane zoned system. Indoor and outdoor units checked and pressures with air temps sent to customer. Only issues found was the registers all being stamped face 3 ways and located on the interior of the house where the return are located. Changing the to one way so your blowing air away from the return and towards the exterior is highly recommended. Can confirm ac is running at this time.
System was filled up and coil was cleaned. Leak was found in the evaporator coil and I explained that there was still a huge chance there is also a leak in the lineset that goes underground. Pricing for a coil only, coil and condensor, along with full system replacement was given. Customer states he's moving and just wants to get the system running so he can sell. If he replaces the full system we'll credit back the money towards it but anything else will have everything that wasn't done on the outdoor unit go towards the total. Can confirm ac is running but will need freon again in a month or 2 tops.
Apon arrival checked in with customer the following are my findings Found the Outside condenser having a capacitor that was Near failure inform the customer about his decisions we replace the capacitor other than that everything is working fine please see pictures attached and estimates
No cost quote for maintenance plan on 11 rooftop units. One unit does not have power from the breaker box. Advise client they would need to contact an electrical contractor to rectify that problem. Once that is done, we can come back and find out what issues are going on with the dead unit. Cost of the maintenance plan is $575 per unit. That includes two visits heating and air conditioning. Cleaning of coils to bring units back as close to factory specifications as we are able.
Apon arrival checked in with customer the following are my findings Found
Completed summer tune up found drains broken off at conjunction point for both units broken off on old unit side please see pictures attached for better frame of reference remediated and system is working properly at this time
Performed spring maintenance check out: drains are clear, replaced media filters provided by homeowner. Run capacitors, blower and fan motors are in range. Refrigerant levels, sub cooling and condenser coils are clean. Everything is working properly. Recommendations are to add hard start kits due to quick run times and replace the registers which are the wrong type and faced the wrong way.
AC performance tuneup times two systems. Client changes his own filter. Verified primary drains are clear. Inspect blowers, evaporators, and ductwork. Operations of the air conditioner are perfect. I am leaving a recommendation for two 20 x 25 x 4 filter Rex racks.
1 system checkup on a carrier unit. Actually system has no issues but the ductwork and airflow are a major problem. Customer was Informed and shown and would like a quote to replace. He had to leave so vivit was cut short. Can confirm ac is running but will continue to have issues until airflow is fixed.
Air balanced system to push more air to the formal living room. Took her away from formal dining which is not used as much. Re-calibrated the thermostat.
Completed ac tune up . New system with. New insulation and ducts .
2 system checkup on carrier units. Inside and outside units checked. 1 system is zoned but has a single stage compressor which will never work. Customer isn't here so I'll have to explain at another time. Will leave estimates for suggested repairs which include eliminating the zoning and adding thermostats with room sensors. Can confirm ac is running at this time but with issues due to the zoning.
Completed ac maintenance. Customer only stays at this property 6 months a year so the units are not ran very often . I did find that his honeywell bulb was burnt out but doesn't want to replace at this time .

Both systems checked and only issues found were the ducteork being tapped on the end of the supply plenum which means all the air from the system goes to it first and kills the static pressure of the unit. Also, outside unitsnare lacking hard start kits which are compressor savors. Can confirm ac is running at this time.
