Completed maintenance check out. Washed both condenser coils, cleared primary drain lines, condenser fan motor amps were good. Blower motor, Temperature drops and refrigerant levels are fine. Everything is working great.

Infinity thermostat had two error codes not allowing the system to come on. One was a pressure switch failure and another was a communication error with the outdoor unit. Cycled power and limit error went away but the communication with outdoor unit did not. Sheldon and I decided to charge up the kitchen unit that was not keeping up. Added 5 pounds R410 A to system. I will need to return another day to locate problem with blue room. Returned to diagnose upstairs unit. Found low-voltage wire melted on the outdoor unit. Cut back wires and put in new thermostat wire to outdoor unit. System came on and operating properly. I set the zone 274°. Perform leak search on kitchen unit. Leak is in if I operator coil. Office will call and schedule date to return and change out leaking evaporator coil. System is not down

Upstairs thermostat had a 33 fault code on the furnace. Which indicates that the filter was dirty and the high limit was tripped. Reset and changed out filter. That system is operating properly. Thermostat downstairs in kitchen was a low refrigerant problem. This is a dual fuel hybrid heat system. I disable all heat pumps and hybrid function where it is only using gas for the heating. All systems are operating properly at this time.

Blower and coil have buildup starting to form and drain lines are an issue. Customer was told about registers and the benefits of changing them to the correct ones. Quite for IAQ and drains will be given. Can confirm. Heat us running at this time

Heating performance tune up times two systems. Inspect blowers, evaporators and ductwork. Pull down stairs blower because it had a wobble to it. Rebalance motor to shaft. Tested all safety features High limits and roll outs. Tightened on wire connections. Check heat exchanger for cracks found none. No carbon monoxide or gas leak detected in home. Test thermostat for proper operation. Systems operating at manufacturer specs at this time.

Upstairs thermostat would not get off of the main Trane screen. Tried cycling power three times. No luck. Removed and replaced with new Trane 1050 thermostat. Also programmed the Nexia for Jeff so he can control it with his phone. Did the same for downstairs thermostat.

Heat checkup on 2 trane we installed. Both systems working properly at this time but airflow and ductwork are a concern. Only return is upstairs and the downstairs return was replaced with cabinets so I'm unsure where its pulling from. Advised customer to get with contractor about registers and possible fix. Recommendations are for drain line upgrades to fix lack of fall which will be an issue when the ac runs and adding returns upstairs leaving the return chase for the downstairs only. Can confirm heat is running atthis time
