Performed a 2 system post install walk through. No deficiencies found in the install. Installers going back to blow insulation in an attic space that wasn’t noticed. Also top off main attic. Customer is available Thursday and Friday.
2011 Rheem gas heat maintenance, changed filter provided by homeowner, cleared pressure tube, blower amps slightly high due to age and cleanliness, flame sensor and spark ignitor are showing signs of wear, recommended changer spark ignitor and flame sensor along with a duct cleaning.
2018 gas furnace maintenance, checked amps on blower, changed filter provided by homeowner, checked sensors and flame, unit heating at this time, recommended replacing flame sensor, igniter and duct cleaning.
Completed with heat 2 on 2010 upstairs and 2007 main downstairs both gas horizontal in attic. Both units heating at this time of check up. Found main downstairs with a few parts not in good condition, also unit is not sealed properly and is leaking air, giving customer the option to do all preventative repairs, minimum repairs or furnace upgrade. Customer not interested on replacing furnace at this time but he approved flame sensor replacement.
Customer called and said unit was blowing warm air. I went to the condenser and saw that some wires from the compressor were burnt. The hard start wires were also burnt. Added a new Hard Start and unit is cooling properly. Compressor is running high amps. Informed the customer that the unit is 19 years old and is working hard and may not be for much longer and to anticipate replacing system sooner than later. Collected $487.96
Completed with no cool on a 2009 Amana gas horizontal in attic 5 ton, found unit very low on 410A refrigerant, found very rusted evaporator coil with compressor pulling high. Giving customer the option to do all preventative repairs, minimum repairs or complete unit upgrade. Customer requested pricing to replace unit. Customer cannot make a decision on replacing unit since he needs to talk to wife. Customer approved to add only 1 pound of 410A even though it need more to get it to 8 sub cooling. Unit still not cooling the way it should due to being still low on refrigerant.
Arrived no cool, found compressor off and bad hardstart, explained why he was having to keep changing caps out, age and compressor working harder, chose to just replace cap and hardstart, renewed membership. Unit cooling at this time.
1 system maintenance, 2021 evap and condenser, original furnace and blower assembly, blower showing signs of oil and dust build up, cleaned condenser, pressures are good, left quote for new furnace.
Customer said that he thinks the fan motor is going out. I checked and saw that it is hot to the touch on top and the fan seems to be struggling. Customer wants to replace fan motor.
Customer called and said that his unit wasn’t running. The compressor was humming but the fan wouldn’t turn. I opened the condenser panel and saw that the fan terminal on the capacitor was loose. I pushed it down and the fan started turning. Collected $95 Diagnostic fee
Customer called and said that he heard a loud noise last night and the unit stopped cooling properly. I opened the condenser and saw how dirty it was. When I put my gauges on, the pressures were really high which made me believe it was the dirty condenser coil. I cleaned the coils and the charge came out good. Pressures and temps looked good! Collected $350 for condenser coil cleaning.
Dispatched to investigate a no cool single system home. Upon arrival I spoke with Greg and he told me that it was the primary drain line plugged up, interrupting the thermostat. I looked in the history and the diagnostic and found four pages of loss of communication. Since the in-line float switch deactivates the thermostat it thought there was a problem with a wire. Greg cleared the drain his self and it is operating properly. He is concerned about the amount of refrigerant that I added in 2023 then we added more on the last trip we were here. I performed an electronic leak search and did not detect anything. I documented the readings on the compressor charge at 100% capacity.
Arrived to a not cooling properly, 2010 system, temp split is 16, blowing 58 degrees, pressures are good, system is cooling beat it can for the environment and age.
