Dispatched to investigate system not keeping up. Upon arrival, client directed me to the thermostats operating inside of the facility. Two of the three thermostats were turned off. After turning on two thermostats, I went to the roof and found only one to be running. The ceilings are 10 foot inside the building. They are split systems. They are not rooftop units. I added 3 pounds of 410 A to the system that would come on. if further investigation is needed or wanted, I will need to bring a taller ladder to find out why 24 V is not being applied to the contactor on the roof for the condenser. 3#

Complted with heat and ac 1 on a 2014 carrier heat pump horizontal in attic 4 ton communicating 2 zone. Unit heating and cooling okay at this time, unit slightly low on 410A with fan motor shaking and blowwr motor making a noise that shows sings of failure, duct are very dusty. Gave customer all options. Customer is not interested at this time.

Completed with heat 1 on a 2014 carrier heat pump horizontal in attic, unit heating at this time of check up, found ducts getting very dirty along with coil and air leaking out, compresor pulling high amps. Giving customer the option to do all preventative repairs, minimum repairs. Customer will wait for now.

AC performance tuneup times one system. This is a zoned home with two thermostats and one HVAC unit. Indoor is a 2019 model outdoor is a 2014 model. Detected no refrigerant leaks in the attic. No leaks found outside on the condenser. Tenants are using a 1” Glassfloss filter. I documented that there are no ceiling protection float switches installed on the unit. That will be a recommendation today. The run capacitor was slightly below manufacturer specifications. That will be an estimate as well. 69.00

Sealed system fully with mastic also disconnected and reconnected all the ductwork properly. Water no longer draining into drain pan. Will have to come back to properly wire system we weren’t able to due to lack of equipment

Performed maintenance/ walk through of a Trane 5 ton 20 SEER communicating system. I found a lot of air leakage and the entire indoor unit was condensating. The primary was also clogged and there was about a gallon of water in the drain pan. There are collars on the supply plenum that aren’t in the plenum all the way and also collars that aren’t insulated causing a lot of dripping on the customers ceiling. A lot of air leakage. No drip leg on the gas. Unit isn’t wired correctly. Customer says it drops communication often. Drain pan isn’t level or covering the entire coil. Informed the customer that we are coming back tomorrow 8/14 to take care of these issues. System is cooling properly.

Checked downstairs system indoor equipment looks fine Carrier 2016. Outdoor compressor not turning on due to a swollen 45/5mfd run capacitor. Homeowner will replace the capacitor himself.

Performed ac maintenance. Made adjustments to fan speed. Set for a 3 ton but I switched it to a 4ton. Outdoor is a single speed 4 ton from 2015. Made recommendations for drainline, negative coil and no p trap was installed. Filter will be replaced later today by the homeowner. System is cooling fine other that those issues.

Completed with water leak on 2023 trane upflow in closet 2.5 ton our install under pnl. Found evaporator coil froze up with ice. Turned heat on to melt ice and find out issue. Refrigerant levels were good. Most likely was a very dirty filter. Customer did mention filter was dirty. Unit running and not leaking at this time.

Both systems are day to day at this point. Would not expect either one to cool well in present state. Leaving options for replacement of both upstairs and downstairs systems. $3k off each system if we replace both.

Checked system, came across blower wheel broken in housing. Motor has also failed with its loose bearings and lubricant leakage. Ordered the OEM parts from carrier. They will be shipping those over and that gentleman on the phone said 5 days lead time. Will check back on next Tuesday. Mr. Schaffer was not interested in replacing furnace or system as it’s a little out of the budget.
