2021 heat maintenance gas furnace, cleared pressure tube, filter was recently changed, checked limit switches, flame sensor and hsi are still functioning correctly, insulation is old and can see rafters, recommend new insulation.

2 system maintenance, 2018, Trane gas furnaces Both blower amps are good, induced amps are good, cleared both pressure tube, checked safety, filters are good at this time, flame sensors and HSI are workimg but showing wear, recommended changing, customer wants to schedule the change out for first of the month for me to come change them.

Customer called and said that unit wasn’t cooling properly. I noticed that the fan was running outside but not the compressor. Compressor is dead. Standing pressures were equalized. Informed customer that the compressor is bad and I would get back with him about a warranty compressor for his Goodman Compressor.

Customer called and said that Downstairs t stat went blank and upstairs wasn’t cooling. I went to the Damper at the indoor unit that feeds the upstairs ducts. It was closed. We need to change out that damper, the motor is failing. The outdoor unit wasn’t coming on when i called for cooling on the upstairs t stat. I took the face off of the downstairs t stat and replaced it with the face from the upstairs tstat. The units started cooling properly. I left the upstairs damper stuck open to let air in upstairs. I also informed the customer that his t stat for his downstairs unit was bad. He is going to purchase a new EcoBee tstat and change it out himself. We need to call and give him an estimate on a new zoning damper. Collected $85

Customer called and said her Thermostat wasn’t working. The indoor was blowing but the outdoor wasn’t. I checked outdoor and saw the capacitor in bad condition but still tested good. I went to the thermostat because it was still blank. The batteries were installed incorrectly. Switched the batteries around and thermostat came on. Unit started cooling. Unit low on refrigerant. 17 year old American Standard Outdoor with a Lennox Slab coil and Amana Furnace. Customer was interested in getting estimates for replacement of at least coil and condenser. Left her 4 estimates. Collected $95

Customer had been having issues with the Trane Link System. I swapped out the thermostat and hub and left customers with instructions on how to reconnect if the system stops communicating again.

2 systems AC performance tuneup. Inspect blowers, evaporators and ductwork. The furnaces are 2001 models. Downstairs evaporator coil and condenser are 2018. Upstairs evaporator and condenser are 2022 models. There is no mastic seal on the ductwork to the equipment. There is much air leakage coming out into the attic and attic air is being introduced into the condition space. verified primary drain lines are clear and flowing at this time. Check outdoor units. Refrigerant levels are good at this time. Tested run capacitors and contactors. Washed condenser coils. Changed out filters client supplied. The 20 x 25 by one Rex rack do not have doors. I used black duct tape to stop the infiltration of attic air into the conditioned space. I am recommending a 20 x 25 x 4 filtration.

I return today to investigate damper issues on the zoned system. I found that the motors were sticking slightly on a loss of call. The dampers that are here are the power open spring clothes style. I am sending an estimate for the better quality power open power closed dampers. I sprayed WD-40 to help lubricate the which open and closes the damper. I verified that the refrigerant charges good. I am leaving an estimate for two dampers in case they are needed.

Customer called Joel earlier today because of a coil another company installed didn’t appear to be cooling. Joel added refrigerant to the system due to it being low on charge. The customer called a second time complaining about it not quite being cool in the house yet. I noticed that the airflow to the upstairs zone was weak. I cut open the duct and saw that the damper was shut when it was supposed to be open. I checked for 24V and got it. I believe the upstairs damper is failing. I propped some tape inside the damper to keep It open. Need another technician out tomorrow to take another look at the damper.

Talked customer into getting thermostat working. He just needed to add the T stat to his Trane home app. Also needed to turn system from off to cooling. I believe there might be an internet outage that suspends the t stat temporarily.

Dispatched to investigate the findings of two other companies. Client stated that the system had frozen up before. Another company that has been maintaining the property found a leak in the evaporator coil. It was replaced today and I documented the data plate for the evaporator coil. The other contractor told the client that the compressor was defective and was unable to pump properly. I found out that this was not the truth, but it just needed more refrigerant. The client was trying to get in contact with the company that changed out the coil to tell them that my findings were that they needed to return to top off the system. After 15 minutes of waiting, client stated that he would like me to top it off, I told him that it would need at least 3 pounds of R 410 A @ $230.00 a lb. 4#

Customer called and said that float switch was being triggered. I saw that the float switch was on the secondary and need to move it. Today I blew out the primary drain, need to come reinstall float switches another day. Labor Warranty

Customer was complaining of a noise coming from the attic. I went into the attic and noticed the sound and followed the sound to an attic fan. The fan was squeaking so I put a piece of cardboard under it to stop the squeaking.
