Customer called for a one time heat and AC maintenance. Heat Strips and Heat pump are working properly. Reversing valve is good. Heating over 100 degrees. AC is cooling properly as well. Cleaned dirt out of bottom of unit. Unit is 12 years old. I emailed customer estimates for blow in insulation, and a duct seal. Registers are blowing dust from boots not being sealed to Sheetrock. Waiting till 3:30 to call and collect from customer due to her being in a call from 2-3.
Performed a heat pump heat maintenance on a 4 year old heat pump and 1 year old air handler. Correct amperage and voltage, reversing valve working correctly, temperature over 100 degrees. System is heating properly
Completed an AC maintenance on a 5 year old American standard 4 ton unit. The only issue I saw were the attic insulation and lack there of, and also the ductwork being on the ground. System only got to a 4 degree SC but the pressures were good. Gave estimates for insulation and duct work hanging. Collected $69
4 ton complete York up to 15 seer upflow gas in attic.
Completed with ac 2 on a 1998 Rheem gas horizontal in attic r22 for upstairs 2.5 ton and 2017 merit Lennox 3.5 ton gas horizontal in attic. Both units cooling at this time of check up. Found primary drain line clogged form main downstairs 3.5 ton, found upstairs blower motor leaking oil, weak capacitor with compresor pulling high along with pitted contactor, no secondary float switch and very dusty ducts. Giving customer the option to do all preventative repairs, minimum repairs or complete unit upgrade. Customer approved to replace capacitor for upstairs and flush drain line for main downstairs and requested pricing to replace upstairs. Customer not ready to replace unit at this time.
Customer called and said that his breaker on his outdoor unit keeps tripping. I tested the amp draw and refrigerant levels and everything was fine.
Performed a maintenance on a one year Trane HeatPump and Airhandler. Cleared drains, washed condenser coils, 21 degree split, tested amp draw on both motors. Only issues are the male pvc fitting on the primary is broken but able to connect and drain properly. And a little air leakage on a return duct and boot. System is cooling properly.
Customer complained about the AC blowing hot air. I opened the condenser and saw that I wasn’t getting 240V. I asked the customer to check the breaker at the panel. The breaker was tripped. Unit is cooling properly. There is a dirty filter and dirty condenser coils. Customer is cleaning the unit as we speak.
Completed with estimate to do duct cleaning and add an air purifier. Found unit with alot of growth inside and has a rusted drain pan. R22 unit straight electric horizontal in attic. Sending quotes to customer. Customer getting 12% off any option per management.
Came for a call back, system is working good, pressures and subcooling are good, are blowing out is 57 degrees, wasn't as hot as when the tstat was 76, but other than that system seems to be cooling at this time
Completed with ac 1 on a 1992 Goodman 3 ton r22 gas horizontal in attic , upon arrival customer stated that temperature has gone up to 87 and it won't go below 80, found unit very low on r22, no supply or return plenums and very short on return. Giving customer the option to do all preventative repairs, minimum repairs or complete unit upgrade. Customer cannot make a decision at this time since he needs to talk to son.
1 system maintenance 2020 69$ special, Signed Mr Fine up for future membership, cleared drain line out, spray adhesive used on door due to insulation comimg apart, amps on blower are good, outdoor unit cleaned with water. Pressures are good, amps on fan motor and compressor are good aswell, unit cooling at this time.
2016 maintenance, dirty filters, need to be changed, will cause premature wear on blower motor, drain pan dry, cleaned outdoor unit, capacitor is out of range and fan is pulling high, 1.3 amps, max rating is 1, due to capacitor being out of range as well, unit is cooling as good as it can at this time.
Condensation line was clogged. Customer wanted to go with a maintenance package considering a condensation cleanout would be included. Did AC maintenance Indoor unit: Checked blower motor, Checked blower motor capacitor, Checked filter, Checked coil, Checked Delta T, Cleared condensation lines, Vacuumed up water out of drain pan, Checked all electrical connections and wires. Checked attic, insulation and ventilation. Outdoor unit: checked capacitor, checked contactor, checked fan motor, checked compressor, checked pressures, cleaned coil, checked all electrical connections and wiring. Unit seemed over charged, but was working properly. Recommend attic insulation, attic tent, and I’m leaving an estimate for a new unit as this unit is an R22 unit and should be replaced soon as they do not make major repair parts and refrigerant is extremely expensive. Also blower motor capacitor should be changed as it is not in specs anymore.
Competed AC maintenance on 2 units Indoor units: checked blower motor, checked filter, checked ductwork, checked attic insulation, checked coils, cleared primary and secondary condensation lines. Outdoor units: checked fan motor, checked compressor, checked capacitor, checked contactors, checked pressures, checked all electrical connections and wires, cleaned outdoor coils. Recommend additional Freon for upstairs unit and adding float switches to both units.
