Cole came to our house to see about even heating in the rooms after the new AC/Heat install. He is so detailed with his work. He found the reason & explained it all to us. Cole is outstanding. He kept me informed about his progress with each heating unit. He also offered suggestions as to proper air flow filters. In addition, we took approximately 10 minutes to test the the fire and carbon monoxide filters.
The team of Francisco and Joseph did a great job on installing new ducts in the attic. They were very responsive to any request that I made.

A/C Maintenance check up is done, recommended adding starter kit to East system, declined repairs at this time. Replaced filters, compressors and fan motor are functioning properly. Price on start kit $296.65.
Ac checkup on unit. Inside unit checked along with blower and coil. Condenser checked, air speed checked, fllter checked. Condenser was rinsed and freon was balanced. Compressor Amps, contactor and capacitor all.with range at this time. Suggestions are to fix the drain lines which I'll an estimate for in the invoice.
Added sensors and changed out registers throughout the house. Soent time walking thru the house looking in all the rooms and the units on the roof getting an idea of how best to even out the airflow. Sensirs were added to the rooms with lowest airflow and a game plan was discussed with the owners. Due to the amount of rooms and given it will have different people staying finding a certain temperature is unlikely but we may have a chance of getting a range of temperatures which will help with the start n stop of the unit. All 3 thermostats were acting as one and none of them are in ideal spots to judge Temps. Feedback on changes is required to help find us determine how to set airflow and more sensors will be needed to better get an overall average temperature to go off of. Without access to the ductwork and given they have no dampers in the rooms the current setup as it stands is just a start and by no means solved the issue. Arrived to find the sysyen working but airflow to be the issue. The owner ney me at the house and I explained the reasons why he was having issues. Since we've been doing the maintenance for years without successfully fixing this issue the diagnostic charge was waived. The customer would like me out to his house and I told him to call the office.
Airflow issues are due to dampers in the metal ductwork. While finding the airflow issue I also discovered that the ductwork and boots have bacteria growth. I would recommend replacing the ductwork and grilles. I would also recommend sealing the boots and trying to clean the bacteria on the inside. If the bacteria is not able to be cleaned then we will replace the boot.
Heating performance tune up times six systems. Inspect blowers, if I paraders and ductwork. Five of the six filters were new. Supplied and changed out 120 x 20 x 4 filter. That filter was for the heat pump system. Check all Aunt drawers on heat strips. Five of the six systems are straight heat no heat pumps. All out drawers were within specifications. Check charge on heat pump. At a 2 lb of r410a to system. Could not visually see a leak on the evaporator coil or condenser coil. Systems are operating at manufacturer specs at this time.
Rerouted seal tight to not rub against metal edge of condenser and also helped teach the functions of new thermostat
Northside unit has a fast leak in the evaporator coil. Mr. Franklin had some R22 that I attempted to put in but it was leaking out faster then I anticipated. Did Leak search with sniffer and addict and found leak in the aluminum side of the coil. Both mr. And mrs. Franklin would like a quote for a new system. This is a 15 year old heat pump. Normally we do not install clients own refrigerant but I made an exception here.
ALL 3 SYSTEMS ARE PACKAGE UNITS ON THE ROOF. USE A LADDER TO ACCESS THESE SYSTEMS FROM THE BACK DECK. All systems working properly in heat mode at this time. There was an issue with the living room system not heating properly. I found that the thermostat is near a window and is getting direct sunlight. I used a temperature probe and seen that there was a 10 degree temperature difference. I adjusted the thermostat to compensate for the difference. If the issue persists, I would recommend moving the location of the thermostat to a location that isnâ€™t in direct sunlight. Filter sizes and locations: Dining room - 12x24x1 Game room - 12x24x1 Back Hallway by kitchen - 20x20x1 and 16x20x1 Hallway on left of front entrance - 16x20x1 and 16x20x1 Living room -12x24x1 All of these filters except for the 20x20x1 filters need to be changed immediately. Heating Maintenance on 2 systems. Checked the heat exchangers. Cleaned the flame sensors and checked the igniters. Checked all the safety switches. Checked the gas pressures and checked for carbon monoxide. There is no carbon monoxide present at this time. Tightened all the electrical connections. Inspected the blower motors and the inducer motors. Inspected the ductwork. The systems are working properly on heat mode at this moment. Heat visit on our plan. Furnace checked, heat rise vhecked. Pressure switch checked, flame sensor cleaned. Everything operating correctly at this time but without access to inside the house I only have half the story. Clean air effects were vacuumed and reset as well He wants the office to call him to renew as I'm not allowed inside
Arrived to find a clogged drain line and cleared it. Customer opted to have drain repair done to minimize chances of this happening again. Extrap was installed along with 45s to replace all 90s. The main issue is the tee under the sink which may need to replaced in the future. Can confirm AC is running and draining at this time
