2 system maintenance, 2023,2014 electric heat, 410a, filters are good, lines are clear, washed units off, but do need some weeding done around unit, vines are growing into the cages. Pressures are good, capacitor on upstairs 2.5 ton 2014 is low on both fan and compressor, fan on same system is running at full load amps. Would redo lineset armorflex, has degraded over the years, would add compressor saver to both units. Insulation is recommended as well, will definitely help with cooling the house in summertime and keep warm in winter.
Maintenance, 2023 carrier heat pump, filter clean, line is clear, blower bearings are good, amps are good as well. Cleaned condenser, pressures are good. Capacitor on compressor side is getting low, should be 70 reads 67.9, recommend changing and adding a compressor saver. Will allow compressor to use less amps on start up.
2021 carrier gas furnace 3.5 ton upflow Filter clean, drain line clear, blower amps are good, washed condenser off, pressures are good, amps on fan and compressor are good as well, capacitor is a little low, reading 43.5/4.9, should be 45/5compressor side on cap is low. Found some air leaking in to the closet and attic not fully blocked off from closet.
Came out for no cool. Found system extremely low on refrigerant. Added 2lbs of 410A and did leak search found leak at valve cores. Replaced valve cores. Labor warranty just went out this month. Gave customer courtesy only charged service fee
One time tune up on the air conditioner. Filter was clean upon arrival. Inspect blower, evaporator and ductwork. Drains are flowing clear at this time. Check thermostat for proper operations. Home is a two-story apartment style home. It has one unit and two floors and one thermostat downstairs. Check outdoor unit. Added 1 lb of r410a to system. Test capacitor and contactor. Wash condenser coil. System is operating at manufacturer specs at this time.
Dispatched to investigate a noise on the outdoor unit. Judy turned the thermostat down and noticed that the unit was rattling. I installed rubber feet under the south side of the condensing unit. Tightened up all screws in the cabinet and replaced one. System is quiet and there is no charge today.
Inspected Mitsubishi vrf heatpumps in hallway 2 and 3 and found in hallway 200 there was several dip switches that were incorrect from someone possibly messing with it and systems all are needing maintenances which we will send quote for .
