Customers complaint was that the system was cooling properly. I went outside to the condenser and smelled something dead. I took the service panel off and noticed that the high voltage wiring had been chewed by a rat. I cut back the high voltage wire and re wired it. System is cooling properly but low on refrigerant. It’s had a 5 degree subcool. Customer is aware of the age of their system and will be ready to replace when the time comes.

Customers complaint was that the condensate line was making noise behind the wall attached to the sink. I added a p trap towards the end of the drain line to lessen noise. Noise stopped once I completed my work.

3 ton condenser fan motor defective. Removed and installed new. Leveled condenser and verified motor is much quieter. I am recommending a maintenance program since the unit is 13 years old.

Came out for cooling maintenance for two systems. Upstairs system was overcharged I recovered some refrigerant. Downstairs was slightly overcharged. Added 1.5lbs to the system everything is efficient at this time

Arrived no cool, found blower blowing, went outside, compressor not running, put new cap didn't work, hosed compressor down didn't work, has pressure, ohm across leads show low ohms, Meg meter on and shows bad, recommended changing compressor, homeowner will talk with wife and give office a call

AC performance tuneup times one system. Newer system installed in 2018. Found no leaks at this time but I added 1 pound of 410 a to achieve a 10° subcool. Filters and drain are excellent at this time. System is operating at manufacturer specs at this time.

Arrived 2 system maintenance, changed filters provided by homeowner, amps are good on blower motors, drain pans are dry and line is flowing good, pressures are good on outside units as well as amps, upstairs cap is reading slightly low but within spec. Units are cooling at this time.

Maintenance on a 5ton zoning system. All zones cooling properly. Compressor a little noisy shutting down. There is a gap in the back of the system causing a lot of air leakage. I was able to tape a little bit of the right side where coil and plenum meet.

Completed with no cool on a 2000 trane gas horizontal in attic 3.5 ton r22, found failing condenser fan motor with compressor pulling very high amps. Giving the option to do repairs or complete unit upgrade due to age and being r22. Customer not ready to make any decisions at this time.

Customer called on Friday that he had an error code on his thermostat. Went out and power cycled the unit. Units were properly working when I left. Saturday the homeowner called back and said that the error code showed back up on his thermostat. Went out and found that one of the thermostat wires at the condenser had a pinch in the line cutting communication off to the units. stripped wire and put on new wire nuts. Condenser and air handler were working when I left.

Condenser fan motor seized. Unit is over 15 years old and is a R22 unit. Advise homeowner that replacement would be the best option over any kind of repairs. Homeowner estimates for full replacement and repairs as well. Homeowner that after replacing Condensing fan motor there could be other issues with the unit
