Except being on the good contractors list, you should be on the good sales man list as well. Gave no alternative choices on fixing the unit, just a sell pitch on a unit. Feel bad for the good contractors list, This technician or should I say that company, can install and put in a brand new unit and probably to a great job. But when it comes to alternatives, brand new is the only language this company understands.

Joel was awesome - it’s SUNDAY and I got an immediate response, a text saying he was on the way with a picture. He had it fixed and up and running within 30 minutes!! It’s 100 degrees outside… NOTHING beats that level of service - and friendly people to boot - from the phone personnel to the service tech. I’m amazed, impressed - can’t recommend them MORE highly. It’s SO hot outside and I have some cool AC blowing!! Did I mention it’s Sunday evening?!! Wow!!

I was here earlier on a complimentary maintenance. Mark decided he would like me to return to add the refrigerant that I had recommended. If Mark says yes to the estimate that I left him I will apply the r22 towards the invoice for the new system.
AC performance tune up times two systems. Mark changes his own filters. Inspect blowers, evaporators and ductwork. Downstairs is a 2021 model. I performed a leak search on both systems. Unfortunately both units are low on refrigerant. Downstairs is the newer r410a upstairs is r22 I am leaving a repair estimate in order to get the systems running at peak performance with refrigerant. Also leaving quotes for replacement for the upstairs since it is 14 years old.
Fall heater maintenance one system heat pump (upstairs only). Upon arrival the system was turned on in emergency heat mode. At the indoor unit the blower motor, evaporator coil, heat strips, duct work, and electrical connections were all inspected. The system was then turned on in heat mode and at the outdoor unit the compressor, fan motor, condenser coil, electrical connections, and refrigerant charge were all inspected. The filter was changed with one provided by the homeowner. The system is heating properly at this time.
Heat performance tuneup times one system. Changed out filter. Client supplied. Inspect blower, evaporator and thermostat. Checked outdoor unit. Tested defrost cycle. Wash condenser coil. Refrigerant is good at this time. System is heating properly at this time.
The primary drain line was clogged, a blow out of the line with nitrogen later and the system began to drain normally. No other issues found at this time. See attached pictures.
Dispatch for no cool downstairs. Arrived fine system low on refrigerant again. Bob put in 12 pounds back in September. His note stated that they recommended I evaporator coil and secondary pans. I advise clients to make an appointment to get the maintenance done and we can do a leak search then. System is cooling at this time I left a quote for a coil and a new system. # NO
Heat tune up on new heatpump . Sent tune up form to customer along with a quote for a duct cleaning.
Changed filter and completed heat maintenance and sent customer an email of everything checked .
Apon arrival checked in with customer the following are my findings Found the unit working properly it is a year old only recommendation is continual maintenance please see pictures attached and estimate
Installed thermostat for customer and got the temporary one I left back .
Bad float switch and thermostat. Had one from another customers that I temp put on . Sill return to install new stat they get and get this t6 back
Maintenance X3. I cleaned and serviced all three Systems. The Main System for downstairs’ is not cooling. I evaluated the defective System and found it to be VERY low on Refrigerant R-410A. I HIGHLY recommend replacing the Evaporator Coil and Secondary Drain Pan for the Downstairs’ System. Or the entire System. The existing System is a approximately 11-Year old 3.5-Ton Lennox R-410A A/C with matching Lennox Horizontal Gas Furnace with matching Coil. All three Secondary Drain Pans have Considerable rust and should be replaced and upgraded. The price to repair and replace all three Drain Pans is $1359.60.

She said she would get one today and have them here when we do her fall maintenance. Thermostat for proper operations. Check outdoor unit. Refrigerant level good at this time. Check capacitor and contactor. Wash condenser coil. System cooling properly at this time.

The System is a 13 SEER R-22 System. The Horizontal Evaporator is frozen solid. The Furnace Blower Motor is Scalding Hot. The Common is open on the Blower Motor and the Capacitor is shorted. I believe the Blower will be fine after it cools off. It will take all night for the Evaporator to thaw. I explained the possibility of water on the ceiling when dealing with that much ice. I called the Management Company and explained the situation. They requested at my suggestion, I come back tomorrow. The Blower will have cooled off and the Evaporator will be thawed. They requested to pay the Bill all at once. I returned on Tuesday as promised and completed a thorough clean and service on both Systems. The Upstairs Blower Motor Capacitor was defective. I replaced the Capacitor and rechecked System operation. Everything appears to be functioning as expected. At this time. I collected payment by cc in full over the phone.
