ESA 1-2 Maintenance performed today. Client doesn’t want to proceed with any recommendations as of today as she has other financial obligations, she will consider them for next visit. Checked system operations, tightened electrical connections, amp draws within range, 16x20x4 air filter provided by client, recommend UV Lamp and bulb should be replaced annually, drain pan treatment recommended for drain line, rinsed outdoor coils, flushed drain line with green cleaner, water and pulled vacuum. System operations normal.

ESA 1-2 Maintenance performed today. Checked system operations, tightened electrical connections, rinsed cu coils, flushed drain line with green cleaner, water and pulled vacuum, replaced 20x20x4 air filter, installed new drain pan treatment, UV Lamp due for replacement per manufacturer guidelines, annual replacement for optimal growth control. Drain line does have some blockages and a drain solve treatment would help remove the slime. Surge Protection still operational. System operations normal.

No Cool service call performed today. Client… Checked system operations. Tightened electrical connections. Wiring to dual run capacitor incorrect. Fan calls for 5uF and Compressor calls for 70uF. Wiring was set up 70uF for Fan and 5uF for compressor. Corrected wiring with system operations normal. The home is under major renovation and the AC system should not be turned on till the drywall is put back in and attic insulation is back. While the attic insulation is out and drywall is down the ductwork should be replaced with a date stamp of 08/2010. Ductwork should be replaced every 8-10 years for optimal cooling and efficiency. System operations normal.

Checked amp draws. System operations normal.

Installed pan treatment to help prevent future clogs. Sanitized/deodorized indoor coils. We will shampoo the outdoor coils on the next visit. Replaced 20x20x4 air filter with new. System operations normal.

I arrived to perform the inspection on a (6) month old split HVAC system. We installed the equipment back in the fall. The customers were up north at the time. I tested the TD=20+. The filter is ready for replacement today. I suggest the customer consider having a pan treatment strip added for drain clog control. The UV light system is lit. There is no mildew or mold present on the insulation or blower inside air handler. The condenser unit is on an elevated concrete platform. There is NO lightning/surge protection on the equipment today. I also noticed the pool heater has none either. I offered the customer adding one to each unit. The service agreement is valid year to date of install. We will be back in the Fall for the next inspection.

Removal of the existing HVAC equipment, installation of a YORK (15) seer split HVAC system with (8) kw heat strips. It will include a T stat, UV light for mold control, slotted filtration, steel suspension rack under unit for support, auxiliary pan,flood switches, all necessary upgrades for today’s strict building codes hurricane anchors, and a 10-10-10 warranty for parts,labor,and compressor.

I arrived to find there was no AC in the house. The realtor opened the house for our access. I found there was gunk in the emergency overflow switch that had shut the unit down in attic. I got it operating and heard the fan outside come on as well. When I got to the unit outside from up in the attic the breaker had tripped. Before I reset it I ohm’d the compressor and found it was grounded. The compressor is bad. Needs replacement. I quoted the customer for a NEW HVAC vs. repairing the existing equipment. They liked the idea replacement better with warranty etc. I gave them many options. They chose Estimate B. It is scheduled for Tuesday 10-4-21.

I arrived to find the system was turned off. I turned it on and the airhandler started up. The filter was ready for replacement, I replaced it with the customers stock. The temperature was 84 in the condo. I went down to the condenser unit and found the fan was operating but the compressor was not. I tested amps and volts. They were good. The capacitor was hot to the touch. I shut down electrical circuit for the unit and tested the capacitor. It was faulty. It’s factory specs were 36/5 uf and it was at 0/4.2. I suggested the customer consider having a start assist added to the existing run capacitor to extend its life, save energy, and wear on the compressor at the start phase. I noticed there is NO SURGE PROTECTOR to keep safe from surge or strikes. I suggested the customer consider having one added. I quoted for all these upgrades and for the handling on the part today. THE CUSTOMER STATED THAT THE DOOR WAS LEFT OPEN BY A CONTRACTOR AND THE SYSTEM RAN CONTINUOUSLY UNTIL FAILURE OF

I arrived to perform an evaluation of the existing home for HVAC redesign. The customer has done some research on the equipment. He likes the ceiling recessed (LG) mini split heatpump HVAC systems he has seen on line etc. He explained that he has used them in the past and liked the performance as well as the convenience of having individual zone control. I quoted him conventional vs. MINI SPLIT with multiple recessed ceiling cassettes.
