Completed the maintenance inspection. Recommend a UV system
Checked over the duct work to find that the duct system isn't balanced right. Both front bedrooms have 10" flex duct ran to them with a 4" flex for the bathroom and a 6" flex for the foyer, which has a 10" flex duct as it's supply trunk line. Note: once we completed this balancing work the customer will see how the main bedroom will do.
The customer had another company out completing a maintenance inspection and found the system with a low Subcooling. Found that the Subcooling was at 5 degrees when the system calls for a 12 degree Subcooling. Added 1 pound of 410a to get the system at the designed sub cooling of 12 degrees. Unable to find a leak at this time. I would recommend having us come back out before the first years warranty is up to recheck the system to make sure there's no leak.
Diagnosed that txv I's bad looked at i.d coil the front of coil where txv is was completely frozen the rest of coil was not frozen pressures were off so looked at filter and did leak search found no leakes and filter was clean. Low side pressure was at 20 psi and high side was 500
Ran complete system tune up. Cleaned drain and pan. Cleaned coils and drain. Flushed and treated. System is working within factory specifications

Found a bad blower module. Recommend replacing the blower motor.
Front warehouse area system. System performance check on 5ton straight cool system Found no issues with this system. Will be collecting for all for system checks on this invoice NOTE. There is a second system for the warehouse area. A 5 ton package system. Replaced dual capacitor on this system All system are up and running at this time.

Found system out of 410A refrigerant. Put 1lb 410A and filled to 450lbs with nitrogen and ran leak search. Found no obvious leak at first, so climbed back through attic and checked line set. Found no leak at line set in attic. After extensive search I found leak only after taking off my hoses and valve stem came out. Installed new valve stem on suction line service port. Tighten down everything and vacuumed system down below 400 microns and recharged system. vacuumed to 270 microns had rise of 76 in 15 minutes. System is now working within factory specifications.
It's 7 pm and customer would rather someone come in morning. System is running but not cooling. I asked customer to shut system off . She is going by to do that shortly.
