Found system outdoor unit locked out. Power cycled unit and ran in heat mode. Suction pressure drops dramatically and never gets over 55psi, even with the outdoor txv sensing bulb in hand. Followed train troubleshooting guide for their great pumps which led me to verifying the charge before condemning the txv. Preformed leak search and found leaks in evaporator coil. Customer also told me that the unit struggled to cool towards the end of summer. Put in a part quote request form to verify whether or not the unit has a Part warranty. Charged the system with 4 lbs of refrigerant until the system pressures looked normal. Unit is heating fine.
Found air handler breaker tripped. Ran the unit in heat mode and checked heat strip amp draws, which are normal. Visually inspected all electrical components, ask if which were in good shape. Compared the required breaker size with the actual breaker size, they matched up. Checked the electrical connections for the high voltage in the air handler and in the breaker box. Found one leg of power's lug but to be very loose. This will cause overheating and tripped breakers. Tightened it up and unit is running fine.
Found outdoor unit was completely frozen. Attempted to force defrost mode and it would activate but only for a few seconds. Pulled the defrost thermostat off of board and jumped terminals. Tested defrost mode again and system would run defrost for an extended period of time. Defrost thermostat is not functioning properly, new part is needed to regain full functionality of system. Left system on emergency heat for the time being to prevent any further issues.
On arrival found that the thermostat was not properly mounted to the base. Took stat off wall and found that the wires were improperly connected to the base. Rewired the base and installed thermostat. Tested system operations and found no further issues. System is in good operating condition at this time.
System had a blown fuse at time of arrival. Isolated condensing unit and determined the short was there. Found two areas of rubbed out wires. Cut out the bad wire and spliced it together, checked the contactor and float switch to ensure neither were bad. Ran and tested unit which is running fine.
PERFORMED ANNUAL MAINTENANCE. System is operating normally at this time, flushed drain line and pan added Dawn detergent.
Installed new thermostat, replaced failed re-settable fuse, ran system in heat and cool to ensure unit is running properly. System is running fine.

Found water source unit for spare bedroom shutting off on overload and pressure switch was able to determine that discharge water valve was shut. Open water valve and unit is running normally at this time

System had a failed relay as well as a weak capacitor not allowing the blower motor to run. Change both and unit is running and cooling fine.
Condensing unit would not kick on due to a weak capacitor. Change capacitor air compressor is pulling 6.7 / 13.5 amps and the fan is pulling 1.2 / 1.4 amps. Unit is Cooling and running fine
