The technician knew exactly what had to be tested and checked, and he was done in about 30 minutes. He even washed off the AC screen which to my memory was never done before. Best part, no cost for replacement parts and good for another summer.

Got budget of 4k it is a rental property bid it for 70k btu carrier and payne he went with Trane cuz its an 80k btu and thats what the house has. I said we can put in a 90k btu but he said that would be overkill. He also said that their price was lower right out of the gate.

No cooling. We found failed capacitor. It was reading 0.2/24 out of 5/35. We replaced the capacitor and suction insulation. We cycled the system with proper operation. Due to age, condition and inefficiency I highly recommend replacement.
We found a melted wire on the capacitor. We replaced the capacitor and 3 wire connections We cycled the system with proper operation.

Odor. I cycled the unit with proper operation. There were no burning odors when we checked. We inspected the filter. We cycled the system. Unit is ok.
A/C tune up and media filter replacement.
Checked thermostat. Checked filter. Change number for 13 filter supplied by customer. Flushed AC trap out with water. Checked capacitor. Checked contactor. Checked all electrical connections. Water leaking. I removed evaporator coil cover and found the evaporator drain pan has rotted away. Due to age and condition type of refrigerant I highly recommend replacement of the air-conditioning system. The rust has eaten through the drain pan completely. Modern evaporator coil‘s are manufactured with plastic pans.
