Courteous & Knowledgeable HVAC Service

Johnathan arrived and promptly set out to work, being careful not to bring in outside dirt after this mornings rain. he promptly performed the service tune up indoors and then tackled the outdoor unit. He briefed me on his findings and gave me a few tips in the process.

Air-conditioning tuneup. Customer also stated upon arrival that it did not seem to be cooling as well as it should be. I washed out the condenser coil. I checked the contactor and capacitor. The capacitor is reading 34 out of 35 µF. I flushed out the condensate trap and check the media filter. I cycled the system and found that it was low on charge. I added 6 lbs. 8 oz. of refrigerant 410A. This brought the system to 11° of sub cooling. System is operating properly at this time. There is no warranty or guarantee for adding refrigerant . I found that the service valve caps were loose on the condenser. If leak reoccurs I recommend performing a leak search and making repairs to the system or adding a leak stop to the system.

Water leaking. And tuneup. I found water leaking from the condensate trap. I flushed condensate trap with 8 L of warm water. I removed condensate pump and cleaned all the slime and sludge out of it. I flushed more water through it and system is not leaking at this time. I replaced the media filter. I cleaned the condenser coil. I checked the contactor capacitor and all connections. Capacitor is reading 45 x 5 µF. I cycled the system with a 20° temperature drop. System is operating properly at this time.

After thoroughly inspecting the furnace I could not find the slight tingling rattling sound coming from inside the heat exchanger. I checked all screws and all exterior pieces of the furnace for vibration and could not find the source. I remove the induced draft motor and listened inside the furnace and I can hear a slight pinging almost like a screw is bouncing around down in there. The furnace is 18 years old and the amount of labor and the cost of finding the noise is not recommended due to age and condition of system. I gave 4 options on replacement. Thanks Brian.
