Performed annual plumbing inspection on the silver maintenance plan. Went over findings with the owners. Provided proposals for additional work.
Customer had emergency leaks in February in the kitchen and I had to shut off the entire building and drain down all pipes to fix the leaks. customer came back to the unit months later to turn on the shower and found that the cartridge had broken and is no longer allowing proper water flow. I assess the situation and discuss with her that most likely the cartridge could not take the shut off and re-pressurization of the fix in February.
Customer had leak in mechanical room around water heater and furnace. Water was showing up on floor. Found humidifier drain line was plugged. Water was coming out of drain line from humidifier and landing on floor when humidifier would run.

Customers garbage disposal was stuck. He had tried to use an Allen wrench to turn the disposal and it didn’t work. He had us install new 1/2 hp disposal. Checked for quality with customer. At this moment there are no leaks.
Chris M came out due to issues with furnace not shutting off. Performed diagnostic. Found that terminal r and w on thermostat were stuck in closed position and keeping furnace in the on position. Came downstairs to furnace. Found extensive rust damage from air conditioner onto topside of furnace. Found water damage done to control board. This has compromised the control board and is recommended to be replaced before other issues happen to unit. Noticed customer has not gotten unit serviced since time of installation. Recommend getting onto our Maintenance Agreement Plan. Provided customer with options. Got permission to perform work. Went to supply house and got correct oem components. Came back with correct oem components. Shut furnace power off. Disconnected all 24v and 120v power to control board. Installed new control board. Rewired 24v and 120v wired correctly to control board. Rewired thermostat wire so that it had a common wire. Took out the fan setting wire to accommodate for t
